WHEREAS, the City Planning Commission did ho:d a public hearing at the City Hall in the City of Anaheim on
December 14, 197U, at 2:00 o'clock P.M., notice of said public hearing having bcen duly given as required by
law and in ecrnrdance with the provisions of tlie Anaheim Municipal cude, Chapter 18.64, to heAr and consider evidence
for and agair.st said proposed conditiona! use and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study mede by itself end in its behatf, ~nd
after due considerution of all evidence and reports offered at said hearing, does tind and determine the folloa~ing facts:
1, Thet the proposed use is properly one for which a Conditional Use Permit is authorized by Code

1. Thet the proposed use will not adversely affect the adjoining land usrs and the growth und dNVe~lopment uf
the area in which it is proposed ro be located,

proposed use in a manner not detrimental to the particular area nor to the peace, health, safety, anci general u~el(ure nf
the Citizens of the City ot Anaheim.

NO[d, THEREFORE, BE IT RESOLVED ~hat [he Anaheim City Planning Coimnission does hereby
gracit subject Petition for condicional use permit upon the fo~lowing conditions which are
hereby found to be a necessary prerequisite to the proposed use of the subject property in
order to preserve the safecy and general welfare of the Citizens of the City of Ar.aheim.
1. Tha~ all engineering requirements of the City of Anaheim along Orangewood Avenue,
including preparation of improvement plans and installation of all improvements, such as curbs
and gutters, sidewalks, street grading and paving, drainage facilicies, or other appurtenant
work shall be complied with as required by Che City Engineer and in accordance with standard
plans and specifications on file in the office of ~he City Engineer; and that a bond in an amount
and form satisfactory to the Ci[y of Maheim sFall be posted with the City to guarantee the
installation of the above mentioned requirements.
2. That the owners ot subjec[ property shall pay to the City of Anaheim the sum of 15C per
front foot along Orangewood Avenue, for tree planting purposes.
3. Tha[ trash s~orage areas shall be provided in accordance wi[h approved plans on file
` wi[h the office of the Director of Public Works.
4. That fire hydrants shail be instailed as rPquired and determined to be necessary by
the Chief of the Fire D~partmen~.
5. That a 6-fooc masonry wall stall be cons[ruc~ed aiong the east, wes[ and south property
lines.
6. That all air-conditioning facilities shall be properly shielded from view, and the
sound buffered from adjacent residential properties.
7. That any parking area ligh[ing proposed shail be down-lighting o[ a maximum height of
6-feet, which lighting shall be direcced away from the property lines to protect [he r.esidential
integrity of the area.
8. That subject property shall be served by underground utilities.
9. That drainage from subject parcel shall be disposed of in a manner satisfactory t~ the
City E ngineer.
10. That sub,jee~ property shall be de~eloped subs[antially in accordance with plans and
specifications on file with the Cily of Anaheim, marked Exhibit Nos. 1, 2, 3, and 4.
11. Ihat Condi[ion Ncs. 1 and 2, above men~ioned, shall be complied with prior to the
commencement of the activi[y authorized under this resolution, or prior [o the time that the
building perrt;it is issued, or wi[hin a period of one year from the date hereof, whichever occurs
fi.rst, or such further time as the Planni.ng Commission may grant.
12. That Condition Nos. 3, 4, 5, 6, 7, 8, 9, and 10, above mentioned, shall be complied
with prior to final building and zoning inspections.
THE FOREGOING RESOLUTION is signed and approved by me this 24 ~ day of'December, 1970.
