:4'HEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition :~r i.onditional
Use Permit Erom HAROLD D. LOCKAkD, 9615 ].ubec Street, Downey, California 90240, Owner of certain
real property situated in the City of Anaheim, County of Orange, State of California,described
as Lot 26 and the Easterly 30.60 feet of Lot 27 of the Eucalyptus N'orest Tract, as per map
recorded in Book 5, Pages 29 and 30 of Miscellaneous :•faps, in the office of the County
Recorder of said ~'ounty. Excepting therefrom the Northerly 80.00 feet of said lots. Also
excepting therefrom the Easterly 25.01 tPet of said Lot 26.

WHEREAS, the City Planning Commission did hold a public hearing at the City Ha11 in the City of Anaheim on
December 14, 1970, at 2:00 o'clock P.h1., notice of said public hearing having been duly qiven as required by
law and in accordance with the provisions of the Anaheim Municipal code, Chapter 18,64, tu tiear and consider evidence
for and agair.st said proposed conditional use snd to investigate and make findings und recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itsel( and in its behalf, and
a[ter due consideration of all evidence and reports offered et said hearing, does find and detertnine the follo wing facts:
1. Thot the proposed use is properly one for which a Condition~l Use Permit is authorized by Code :
Section 18 52.050(1-c) to establtsf~ 4 truck painting facility in the P•1-1 "/.one.

2. That the proposed use will not adverscly affect the adjoining laii.:+.~es and the gi~~W~~~ ;~nd developmrnt o(
the area in which it is proposed to be located.
3. That the size and shape of the site proposed (or thc use is adequate to o.~~W the~full devclopment of tlic
proposed use in a manner not detrimental to the particular area nor to the peace, health, sai~'.~,'a~~ ~eneral welfare of
the Citizens of the City o( Anaheim.
4. That tne granting of the Conditionel Use Pertnit under the conditions imposed, i( any, wi1~ ;,~ ~„ detrimental
to the peace, health, safety, and general welfare o( the Citizens of the City of Anaheim.

NOW, THEREFORE, EE IT RESOLVED that the Anaheim City Planning Commission does hereby grant
subject Petition for conditional use permit, iipon the following conditions which are hereby
found to be a necessary prerequisite to the proposed use of the subject property in order to
preserve the safety and general welfare of the Citizens of the City of Anat~eim.
1. That the owner of subject property shall deed to the City of Anaheim a strip of land 32
feet in width from the centerline of the street along Orange Street for street widening purposes.
2. That all engineering requirements of the City of Anaheim along Orange Street, including
preparation of improvement plans and installation of all improvements, such as curbs and gutters,
sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be
complied with as required by the City Engineer and in accordance with standard plans and speci-
fications on file in the office of the City Engineer; that street lighting facilities along
Orange Street shall be installed as required by the Director of Public Utilities and in accord-
ance with standard plans and specifications on file in the office of the Director of Public
Utilities; and that a bond in an amount and form sati~:actory to the City of Anaheim shall be
posted with the City to guarantee the installation of the above mentioned requirertients.
3. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
4. That fire hydrants shall be installed as required and determined to be necessary by the
Chief of the Pire Department.
5. That subject property shall be served by underground' utilities.
6. That a 6-foot masonry wall shall be constructed along the east property line.
7. That all air-conditioning facilities shall be properly shielded from view, and the
sound buffered from adjacent residences,
8. That this conditional use permit is granted subject to the completion of Reclassification
No. 69-70-55(1),
9. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3.
10. That Condition Nos. 1 and 2, above mentioned, shall be complied with prior to the
commencement of the activity a~thorized under this resolution, or prior to the time that the
building permit is issued, or within a period o[ 180 days from the date hereof, e;I~ic.fiever occurs
first, or such further time as the Planning Cortunission may grant.
11. That Condition Nos. 3, 4, 5, 6, 7, and 9, above mentioned, shall be complied with prior
to final building and zoning inspections.
12. That the burned out buildin~ and junk cars shall be removed from tne property.
13. That this approval does not apply to the unadvertised portion of the propert;~.
THE FOREGOING RESOLUTION is signed and approved by me this 24th day of December, 1970.
