A RESOLUTION OF THE CITY PLANNING COMMFSSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHBIM THAT
PETITION FOR RECLASSTFICATION NO. ~~-~~ -~~ BE APpROVED
WHEREAS, the City Planning Commission of the City of Anaheim did recelve e verified Petition for Reclassifice-
tionfrom WILLIAM J. VETTER, 822 South Stete College Boulevard, Anaheim, California 92806,
Owner; JERRY KING, 3602~ plarcus, Newporc Beach, California 92660, Agent of certain real
property situated in the City ot Anaheim, Cour.ty of Orange, State of California, described
as the South 295.00 feet of the Norcl:west quarter of t~ie Northwest quarter of the northwest
quar[er of Section 13, Township 4 South, Range 10 West in the Rancho San Juan Cajon de
Santa Ana, as shown on a map thereof recorded in book 51, page 10 of Miscellaneous Maps,
Records of said Orange County.E\Cr??~;~G therefrom the F,as[erly 318.00 feet thereof.

WNEREAS, the City Plenning Comrt~ission did hold a public hearing at the City Ha11 in !he City o( Aneheim on
.,ecember 14, 1970, dt ?:Op e'ctock P.h1. notite of said public hearing having been duly given as required by
law and in accordence aith the provisions of the Anaheim hlunicipal Code, Chepter 18.72, to hear end consider evidence
for and ageinst seid proposed reclassi(ication end to investigate end mak~ (indings and recom mendations in connection
therewith; end
ISHEREAS, said Commission, e(ter due Inspection, investigetion, and sf~~dy mede by itsel( and in its behelf, and
efter due consideretion ot all evidence end reports offered at seid hearing, does iind end determine the following fects:
1. That the petitioner proposes a reclassification of the above described ;+roperty Irom the R-A, AEtricultural,
/one, to the C-1, General Commercial, 7.one.
2. That the proposed reclassi(ica[ion is Ln conformanre with the land use p:oposals
of tl~e Anaheim General !'1an.
3. That [he proposed reclassiticatiun oi subject property requires the dedL~ation
and improve~aent of the abut[ing slreer. in accordance with the Circulation Elemenc of the
General Plan, due to the anticipated increase 9.n traffic which wlll be generated by the
incensification of land uses.
4 That the proposed rectassificetion of subject property is necessery and/or desirable for the orderly and pro-
per development of the community.
~• That the proposed reclesslfication of subject property does propedy relate to the zones end their permitted
uses locelly esta6lished in close pcoximity to subj~act property and to the zones ond their permitted uses generelly estab-
lished throughout the community.
6. That no one appeared in opposition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby
recommend to the City Council of ~he City of ;,naheim that subject Petition for Reclassification
be approved, and, by so doing, that Tit1e 18-Zoniag of the Anaheim Municipal Code be amended to
exclude the above described propertq from the R-A, Agricultural, Zone and to incorporate said
described property into the C-'l, General Commercial, Zone, upon the following conditions which
are hereby found to be a necessary prerequisite to the proposed use of subject property in order
to preserve the safety and general welfare of the Citizens of the Citq of Anaheim.
1. That the owner uf subject property shall deed to the City of Anaheim a strip of land 53
feet in width from the r_enlerline of the s~reet along State College Boulevard, for street widening
purposes.
2. That all engineering requirements of the City of Anaheim along State College Boulevard,
including preparation of impro•/ement plans and installation of all improvements, such as curbs and
gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant t,ork
shall be complied with as required by the City ~ngineer and in accordance with standard plans and
specifications on file in the office of the City Engineer; and that street li hti

shall be installed as required by the Director of PubliccUtilities
;; and in accordance with standard plans and specifications on file in the office of the Director of
i~ Public Worka; and that a bond in an amoun~ and form satisfactory to the City of Anaheim shall be
~ posted with the City to guarantee [he installation of the above mentior,ed requiremencs.
3. That the owner of subject property shall pay to the City of Anaheim the sum of 15C per
~ front foot along State College Boulevard, for tree planting purposes.
i 4. That trash storage areas shall be provided in accordance with approved plans on file with
, the office of the Director of Public Sdorks.
~ ~ 5. That fire hydrants shall be installed a; required and determined to be necessary by the
Chief of the Fire Department.
6. That all air-conditioning facilities shall be properly shielded from view, and the suund
buffered from adjacent residential proPerty.
7, That any parking area lightir.g pro~osed along ~he south and east sides of the building
shall be down-ligh[ing of a maximum heighr of 6-feet, which lighting shall be directed away from
the property lines to protecc the residential integrity of the area, Parking area lighting
located elsewhere on the property shall not exceed the height of the building and shall be shield-
ed so as to not intrude into residencial structures.
8. That subject property shali be served by underground utilities.
9. That the drainage of and through subjer_~ property shall be disposed of in a manner satis-
factory to the City Engineer.

13. That Condition Nos. 4, 5, 6, 7, 8, 9, 10, 11, and 13, above mentioned, shall be complied
with prior to final building and zoning inspec~ions.
