WHEREAS, tho City Plenning Commission did hold e public heeting at the City Hall in the City of Aneheim
on Februdry 25~ 1970~ et 2:00 o'dock P.M., notice of said public hearinL having been duly given as required
by law end in accordance with the provisione of the A~neheim Municipel Code, Chapter 18.68, to hear and consider evi-
dence for end egainst said proposed veriance a~d to investigete and meke findings aad recommendetions in rnnnection
therewith; and
WHEREAS, seid :.;ommiasion, after due inspection, investigetion, tmd study mede by itself and in its behalf,
and after due consideration of ell evidence and reparts offered at said hearing, does find end detecmine the fc::c:eing

1. 'Ihat the petitioner requests a veriance from the Meheim Municipel Code as follows to construct
tnree additions to an ex.isting residential structuxe on subject property.
a. SECTION 18.20.030(2-a~ - Minimum required side yard. {8 feet required;
5 feet proposed).
b. S ECTION 18.20.030(3-a) - Minimum required rear Yard. (25 feet required;
20 feet Nroposed).
2. Thet there are exceptional or extraordinory circumslances or conditions epplicable to the property involved
or to the intmded use of the property thet do not epply generelly to the property or cless of use in the same vicinity and
zune.
3. Thet the requested vsriance is ~ecessery for the preservation and enjoyment of e substentiel pmptrty d~t
possesaed by other propetty in the seme vicinity aad zone, and denied to the propetty in question.
4. Thet the caquested variance will not be moterially detrimentel to the public welfere or injurious to the prop-
erty ot improvements in such vicinity nnd mne in wkich the prop~rty is located.
5. That since the existing structure already has 5-foot sideyard setbacks and the
proposed structural projection into the required rear yard is insignificant the requested
vzriances should not prove deleterious to suirounding properties.
6. That one per.son appeared in opposition to encroachment to within 20 feet of his
property line.

Petition for Varience, upon the following conditions which are hereby found 4o be a necessary prerequisite to the pro-
posed use of the subject property in oraer to presecve the safety end general welface of the Citizens ofthe City of
Anaheim.
