2. That waiver 1-d, above mentioned, is deemed unnecessary since t.he petitioner
proposes to store only light pick~p trucks and ro equipment or supply storaae outdoors
is proposed, therefore the petitioner withdrew said request.

3- That the petitioner intends to utilize the e~istin9 structure on a temporary
basis and plans construction of a new buildiny, therefore, waiver 1-a, above mentioned.
to use a residential structure for office purposes, is granted for a period o: two years,
under the authority of Section 18.64.070.
4• That waivers 1-b, 1-c, and 1-e are applicable to utilization of tne existino
structure, there;ore said waivers are granted For a perioti of two years, under ~!~e
authority of Section 18.64.070.
5. That the proposed use which is granted for a period of two years will not
adversely affect the adjoining land uses and the growth and develoomcnt of the area in
which it is proposed to be located.
6. That the oranting of the conditional use permit under the con~itions imposed,
if any, will not be detrimental to the peace, health, safety, and gen=ral wel:are of the
Citizens of the City or ,qnaheim.
~. That the petitioner stipulated to either bringing the shed structure at the
rear of the property up to required Building and C-lectrical Code requirements or rernoving
it from the site; furthermore, he stipulated to cleaning up the site so as to p:ovide a
more pleasing appearance to the surrounding area.

~!OW, THEREFURE, BE IT R~OLVED that the Anaheim City Planning Cornmission does
hereby grant subjer.t Petition for Conditional Use Permit, upon the following conditions
which are hereby found to be a necessary prerequisite to the proposed use of the subject
property in order to p.reserve the safety and general welfare of tfie Citizens o: the City
of Anaheim:
1. That the owners of subject property shall deed to the City of Anaheim a 15-foot
radius property line return at the intersection of Broadway and Vine Streets, for street
widening purposes.
2. That the existing structures shall be brought up to the minimum standards of the
City of Anaheim, including tlie Uniform Building, Plumbing, flectrical, Iiousing, Mechanical
and Fire Codes as adopted by the City of Anaheim.
3. That trash storage areas shall be providea in accordance with approved plans on
file with the office of the Director of Public Works.
4. That all air-conditioning facilities shall be properly shielded from view.
5. That any parkina area lighting proposed shall be down-lighting a maximum he:piit
of E-feet, which :ighting shal: be directed awzy from the property lines to protect ihe
residential integrity of tlie area.
6. That Condition No. 1, above mentioned, shall be complied with prior to ttie
commencement oF the activity a~;thorized under this resolution, or prior to the time ihat
the building permit is issued, or within a period of 1£30 days from date hereof, whichever
occurs first, or such further time as tfie Planning Commission or City Council may grant.
~. That Condition IJos. 2, 3, 4, and 5, above mentioned, shall be cornplied ~vitti
prior to fi.nal building and zoninq inspections.
8. That subject property shaIl be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit No. 1.
9• That a time limitation of two years shall be granted for the use of subject
pxoperty, and upon request by the petitioner, an additional pe~iod of a y?ar may be
granted upon approval by the Planning Commission and/or City (.ouncil.
