A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR s:c^.CLASSIFICATION N0. ~9-70-35 HE APPROVED
WHEREAS, the City Planning Commission of the City of Anaheim did initiate a verified Petition for
Reclassification on certain real property situated in the City of Anaheim, County of Orange,
State of California, described in Exhibit "A" attached hereto and referred to herein as though

WHEREAS, the City Planning Comrtlssion did hold e public hearing at thc City Hell in the City of Aneheim on
Februdry 25~ 197U at 2:00 o'clock P.M. notice of said public hearing heving been duly givm es required by
lew and in atcordance with the provisions of the Meheim hlunicipal Code, Chepter 18.72, to hear and consider evidence
for end egeinst said pioposed eeclessification end to investigate end make findings and recomm-^detioes in connection
therewith; and
WHEREAS, seid CommissIon, after due inspection, investigation, end study mede by itself and in its behalf, end
after due consideration oE ell evidmce end reports offered at said heering, does find end determine the following facts:
1. Thatthe Commission proposes a reclassification of the above described prooerty from
the County of Orange A1, A9ricultural-Residential District to the City of Anaheim M-1, Light
Industrial, Zone.
2. That the proposed reclassification is in conformance with the Anaheim General Plan.
3. Thet the proposed re~:lessificetion of aubject propecty is necessery end/or desireble [or the orderly end pro-
per development of the communily.
4. Thet the proposed reclessiHcetion of subject property daes properly relate to the zones and their permitted
usea locelly established in cloe.e ptoximity to subject propetty end to the zones and their permitted uses generelly esteb-
lished throughout the community.
5. That the proposed reclassification of subject property requires the dedication and
improvemant of abutting ~~treets in accordance with the Circulation Element of the General
Plan, due to the anticipeited increase in traffic which will be generated by the intensification
of land use.

County of Orange A1, Agricultural-Residential District and to incorporate said described
property into the City of Anaheim, M-ly Light Industrial, Zone, upon thE following conditions
which are hereby found to be a necessary prerequisite to the proposed use of subject property
in order to preserve the safety and general welfare of the Citizens of the City of Anaheim.
1. That subject property shall be developed in accordance with circulation depicted on
Area Development Plan No. 105, Alternate No. 6.
2. That the vehicular access rights to Katella Avenue shall be dedicated to the City
of Ana;ieim.
3. That all engineering requirements of the City of Hnaheim, such as curbs and gutters,
sidewalks, street gradinq and paving, drainage facili±ies, or other appurtenant work st~all be
complied with as required by the City Engineer and in accordance with standard plans and
specifications on file in the office of the City Engineer9 at the time the property is
developed.
4. That deda.cation shall be made to the City of Anaheim on all streets within the area,
according to the Circulation Element of the General Plan "Highway Rigiits-of-Way," prior to
the adoption of ordinances rezoning the propertyo
5. That the owner of subject property shall install street lighting on all streets wi+~h-
in the area, as required by the Director of Public Utilities, at the time the property is
developed.
6. That a preliminary title report shall be furnished prior to the adoption of Gn
ordinance rezoning the property, showing legal vesting of title, legal description, and
containing a map of the property.
7. That ordinances reclassifying the property shall be adopied as each parcel is ready
to comply with conditions pertaining to such parcel; PROVIDED, HOWEVER, that the word "parcel"
shall mean presently existing parcels of record, and any parcel or parcels approved by the
City Council for a lot split.
