A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE NO. 214~ BE GRANTED
WHEREAS, the City Plennin~ Commiaaion of the City of Anehelm did receive e verified Petition for Vedence
from P.R.C. DEVELOPMENT CORPORATION, 501 North Golden Circle Drive9 Suite 100y Santa An~,
California 92705, Cwner of certain real property situated in the City of Anaheim9 County of
Orange, State of California, described as Lot 1 of Tract No. 6315, ae shown on a map thereof
recorded in book 233, pages 42 and 43, Miscellaneous Maps, records of said Orange County.

WHEREAS, the City Planning Commiseion did hold a public hearing at the City Hall in the City of Aneheim
on January 12, 1970~ et 2:00 o'clock P.M., notice of aeid public heating having been duly given as required
by lew end In accordence with the provisions of the Meheim Municipel Code, Chapter 18.68,to hear end consider evi-
dence for and egeinst said proposed varience and to investigate and meke findings end recommendetions in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigetion, end study made by itcelf end in its behelf,
and after due wnaideretion of all evidence and reparts offered at seid heering, does find and detennine the following
facts:
1. That the petitloner requests a varience from the Anaheim Municipel Code as f ol lovas ~ to es tabl is h
a 254-unit, one a1d two-story apartment complex on subject property:
S ECTION 18.28.020(1) - Maximum number of main buildings on the site. (2 permitted;

2. Thet there are exceptional or extraordinery circumstences or conditions eppliceble to che property involved
or to the intmded uae of the property thet do not epply generelly to the property or cless of use in the seme vicinity nnd
mne.
3, That the requested voriance is necessuy for the preservation end enjoyment of e substentiel property right
possessed by other propetty in the same vicinity end zone, and denied to the property in question.
4. 1'het thc rer,uested varience will not be materielly detrimentnl to the pnblic welfere or injurious to the prop-
erty or improvemente ir~ such vicinity and wne in which the property is loceted.
5. That the petitioner stipulated to providing tree screen landscaping bet~veen the
proposed recreation area and the single family residences adjacent to the south of sub,~ect
property.

1. That this variance ia granted subject to the completion of neciassificatior~Ido.

2. That all engineering requirements of the City of Ar,ahei~ aiong Alameda Avenue
ar.d Aladdin S treet, inclubing preparation of improvement plans and installation of all im•-
prevement~. such as curbs and gutters, sidewalks, street or~ding and pavina, d:ainage faci-
lities, or other appurtenant work shall be complied ,~ith as required by the City Engir.eer and
in accordance with standard plans and specifications on fiiF in the offi~e of the City
Engineer; •that street lighting facilities along Alameda Abenue and Aladdin St:eet shail be
installed as required by the Director of Public Utilities and ;n ac-ordance ~~ith standard
plans and specifications on file in the office of the Direc~o* of Public Utilit~es; and that
a bond in an amount and form satisfactory to the City of Ana`~eim shal] be posted with the
City tc guarantee the installation of the above mentioned reo,uirements.
3. That the owner of subject property shall pay to tne City uf Anahei.m th~ sum of
15~ per front foot along Alameda Rvenue and Aladdin Street. for tree planting purposes.
4. That the owner of subject oroperty shail deed to tile City of Anaheim an offset,
43-foot radius cui-de-sac at the easterly terminus of Alameda Avenue for stieet widening
purposes as required by the City Enqineer.
5. Tha*, trash storage areas shali be provided in accorr+:ance with approved pl~ns on
file with the office of the Director of Public lNorks.
6. That fire hydrants shall be insi:alled as dete.rnined to be necessary by the Chief
of the Fire Department.
7. That a 6-foot masoAry wall si~all be constructed along the southerly property
line of subject property.
8. I'hat subject property shall be served by underoround utilities.
9. That the property owner shall dedicate publir, utility easercents and install
water mains as required by the Director of Public Utilities.
10. That the existing public utility easements on subject property shall be abandonecl
11. That all air-conditioning facilitie~ shall L•e properly shielded irom view.
12. That a 6-foot wide planter area with adequate irrigation facilities shall be
pnovided ad~acent to the 6-foot masonry wall along the southerly boundary of the recreation
area sf sub3ect property. Said planter area shall be planted with 5-gallon Acacia Latifolia
in order to provide an adequate screen between subject property and the single family
properties to the south, as stipulated to by the petitioner, and that said landscape plant-
ing shall be subject to the approval of the Superintendent of Parr.way Maintenance.
13. Tha~ Condition P7es. 2, 3, and 4, above menticned, shall be complied with nrior
to the commen~`ement ~f the activity authorized under this reselution, or prior to the time
that the building permit is issued, or within a period of 180 days from date hereof, which-
ever occurs first, or such fu~ther time as the Plarining Commission oi City Council may grant.
14. That Condition Pdos. 5, 6, 7, 8, 9, 10, 11, and 12, above ment;oned, shall be
complied with prior to final building and zonin9 ir~spections.
15. That the owner of subject pruperty shall pay to the City o,` Anaheim the c!~m of
$75 per multiple-family unit, to be used for park and recreation purposes, said amount to be
paid at the time the buildin9 permit is issued.
i6. That subject property shall be developed substantially in accordance with q3ans
and specifications on file with the City of Anaheim, marked Exhibit tvo. 1, Revision fJo. 1
and Exhibit Nos. 2, 3, 4, 5q and 6; provided, however, that a modified offset cul-de-sac
shall be provided at the easterly terminus of Alameda Avenue.
