A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COZJNCIL OF THE CITY" OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 69-70-45 gE DISAPPROVED
WHEREAS, the City Planning Commission of the City of Maheim did receive a verified Petition for Re-
clessification from DOUG:.AS NORTON, 1217 South Nutwood Street, A;~aheim, California 92804, Owner
of certain real property situated in the City of Anaheim, County of Orange, State of
California, described as beginning at the Northeast corne:• of said Lot 6y said Northeast
cornex• being tt.e intersection of the center line of the street 40.00 feet in widtn, now
;~"`~'~ known as Nutwood Avenue, adjoining said Lot 6 on the East with the centerline of the streei:,
t~ , 60 feet in width, now known as Ball Road, adjoining said Lot 6 on the North; thence South-
f erly along the Easterly line of said lot, 250 feet; thence North 89° 40' West parallel
j with the North line of said lot, 200 feet; thence DJorth 1° 07' 40" East parallel with the
! Easterly line of said lot, 250 feet to the center line of Ball Road; thence Easterly along
~ the Northerly line of said lot, 200 feet to the point of beginning; EXCEPTING THERL-FROM

' WHEREAS, the City Plenning Commission did hold a public hearing at the City Hell in the City of Aneheim
on March 23~ 1970~ e~ 2;pp o'clock P.M. notice of seid public hearing having been duly given as required by
law and in accordance with the provisions of the Meheim Municipal Code, Chepter 18.72, to hear and consider
evidence (or and against said proposed reclassification and to investigate endmake findings andrecommendetions
; in connection therewith; end
-_~I WHEREAS, said Comr~ission, efter due inapection, investigatlon, and study made by itself end in its be-
half, end after due consideretion of ell evidence and reports offered at seid hearing, does find and determine the
following facts:
i. That the petitioner proposes a reclessification of the above described property from the R-A, Agricultural ,
Zone to the C-1, General Commercial, Zone for Parcels A and B.
2. That the proposed reclassificati.on is ~iot in conformance with the General Plany
or land uses surrounding it.
3. That th~ commercial zoning proposed for subject property would be incompatible
with adjoining land uses, and those land uses projected for the general area.
4. That tF~e General Plan projects this general area for medium-density residential
uses, which appear to be more compatible with the school-church characteristics of the
area.
5. That i:he proposed reclassificatio~ of subject property is not necess2ry or
desirable for the orderly and proper development of the community.
6. That the proposed reclassification of subject property does :iot properly relate
to the zones rand their permitted uses locally established in close proximity to subject
property, and to the zones and their permitted uses generally established througtiout the
com~nunity.
7. That. three persons appeared representing 10 persons present in the Council
Chamber and r3 letter was received all in opposition; and that one person appeared and
one 12tter w.3s received in favor of subject petition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim Ci:y Planning Commission does hereby recommend
to the City Council of the City of Aneheim that subject Petition for Reclessificetion be denied on the basis of the
~ aforementioned findings.
THE FOREGOING RESOLUTION is signed and approved by me this 2nd day of April~ 1~70.
