A RESOLUTION OF THE CITY nLANNING COMMISSION OF THE CITY 7F ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT N0. 1151 gE GRANTEU

WHEREAS, thr City Planning Commission of the City of Anaheim did receive a verified ne!ition For Conditional
Use Permitfrom TRINITY UNITED METHQDIST CHURCH, 800 South Lemon, Anaheim, California 92805,
Owner; REVEREND DEAN HUh1BERT, 800 South Lemon, Anaheim, California ~2805, Agent of certain
real property situated in tne City of Anaheim, County of Orange, State of California, described
as Lot Nos. 1 to 4 inclusive and all except 12 feet of I.ot 5 of Tract No. 11.
; and
WHEREAS, the City Planning Commission did hold a public hearing et the City Hall in the City of Ana:~eim on
January 26, 1970 at 2:00 o'clock P.M., notice of said public hearing having bean duly given as required by
law and in acrnrdance with the provisions ot the Anaheim Municipal code, Chepter 18,64, to hear and consider evidence
for and agair.st said Qroposed conditionel use and to irve~tigate and make findings and recom mendations in connection
therewlth; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behulf, and
n(ter due consideration of all evidence and reports of(ered at said hearing, does find and determine the tol(o wing fac:ts:
1. Thet the pruposed use is properly one for which a Conditional Use Permit is authorized by Code
Section 18.64,020(1•-bj to wit: establish a pre-school nurs?ry in an existing church
facility.
2. That the proposed usc wi11 not adversely affect the adjoining land uses and the growth and devriopment uf
the area in which it is proposed to be located,
3. That the size and shape of the site proposed for the use is adequate to alluw the full devclopment of the
proposed use in a manner not detrimental to the particular area nor tu the peace, health, s~fety, t~nd general welfare of
the Citizens of the City of Anoheim.
4, That the granting o( the Conditional Use Pecmit under the conditions imposed, if any, wi11 not be detrimental
to the peace, health, sa(ety, and generol welfare o( the Citizens o[ the City of Anaheim.
5. That althouyh the I.C.F.S, and G.W. r?commended that dedication of ]and aiony
Lemor, Street be required for street wideniny purposes, the Plannir.g Commission determined
that since the proposed pre-school nursery ia•ould ocr.upy onlv two rooms of the Pxisti•io
church facility, it would be unreasor.able to require che church to dedicate an additior.al
7.25 feet, particularly in view of the fact that the City has no i~mnedia;e plars for a
street widening projert in this area.

to the proposeil use of the subject property in order to preserve the sefety nnd general melfere of the ~Citizens of the

1. That trash storage areas shall be provided in accordance with aoproved olans on file
with the office of the Director of Public Works.
