to the City Council of the City of Meheim that subject Petitlon for Reclaseiflcetioa be approvcd end, by so doing,
thet Title 18-Zonlag of the Anoheim Municipal Code be amended to exclude the above descdbed property from the
R-3, Multiple-Family Residential, Zone, and to incorporate said described property into the
C-2, General Commercial, Zone, upon the following conditions which are hereby found to be a
necessary prerequisite to the preposed use of subject property in order to preserve the safety
and genesal welfare of the Citizens of the City of Anaheim.
1. That trash storage area:~ chall be provided in acco:dance with approved plans on file
with the office of the Director of Public Works.
2. That fire hydrants shall be installed as required and determined to be necessary by
the ~hief of the Fire Department.
; 3. That all air-conditioning facilities shall be properly shielded from view.
~ 4. That any parking area lighting proposed shall be down-lighting of a maximum hc-ight of30
~` ~;.eet, which lig}~±ing shall be directed away from the property lines to protect the residential
= integrity of the a•rea.
~ 5. That subject property shall be served by underground utilities.
6. That the final parking plan shall be approved by the Development Services Department9
and any landscaped areas in the parking area shall be protected with 6-inch high, concrete
curbs, and concrete u~hetl stops shall be provided ior parking spaces as required by the Develop-
ment Services Department.
7. That a 6-foot masonry wall shall be constructed along the north property line.
8. That a perpetual easemer~t agreement for mutual access by properties located to the
north of the proposed private alley stiall be submitted to and approved by the City Attorney's
Office and then be filed and recorded in the office of the Orange County Recorder.
9. 11~at Condition Nos. 1, 2, 3, 4, 5, 6, 7, and 8, above mentioned9 shall be complied
with prior to final building and zoning inspections.
10. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, mai•ked Exhibit No. 1.
