January 2b, 19?0, at 2:00 o'clock P.M., notice of snid public hearing having been duly qi~~en as required by,
law and in ecrnrdance with the provisions of the Anaheim Municipel code, Chapter 18.64, to hec~r and consider evicJencc
for and agair.st said proposed conditional use and to investignte and make findings and recommendations in connectiun

WHEREA~, said Commission, a(ter due inspection, investigation, and study mede by itEClf and in its behatf, end
atter due consideration a( all evidence end rcp~rts offerc~l ot said hearing, does find ond determine the folloaving fncts:

6. That the petitioner stipulated to posting a bond in insure erection of a 6-foot

is not rezor.ed or d~velop?d for commercia] purposes, and is instead developed for resi-
dential purposes.

NOW, TF!EREFORE, SE IT RESOLVED thet the Anaheim City Plenning Commission does hr.eby grant subject
Petltion for Conditionel Use Permit, upon the tollowing conditions which are hereby Eound tc b~ a necessary prerequ3site
to the proposed use oi the subject property in order to ptesetve the safety and R~-;.;di wetfare of the Citizens of the
City af Aneheim:
1. That trash storage areas s;hal: ~e provided in accordance with approved pians on file
with the office of ~he Director of Public Works.
2. That a bond in an amount and form satisfactory to the City of Anaheim shall be posted
w:th the City to guarantee the inst~;llation of a 6-foot r.:asonr~ wall along the north property
line of the property adjacent and to the north of subject property be developed for resi-
• 9ent~al uses, as stipula:ed to by the petitioner.
•.i ~~;-~ 3. That the owner(s) of subject property shall pav to the City of Anahei.m the sum of 15¢
,~ ; per front foot along State College Boulevard, for tree planting purposes.
j 4. That all air-conditioning facilities shall be properly shielded fron view.
'~ 5. That any parking area lightina shall be down-lighting a maximum height of 6-feet,
'~{ which lighting shall te directed away fror~ the property lines to protect the residential

~'~ 6. That Condition IJos. 1, 2, 3, ~1, and 5, above mentioned, shall be complied with prior
' to final buildina and zoning inspections.
