That the proposed use will not adversely affect the adjoining land uees and the grewth end developinent uf the area in which itis proposed to be located. 3. That th. size and shape of tl~e site proposed tar the use is edequate to allow the ful! development of the proposed use in a manner not detrimentel to the particular area nor to the peace, health, safety, and general welfare of the Citizens of the City o£ Anaheim. 4. ( ' '/// ~ • ~\ ~ .•1` ~/ - -- ~~_..~__ \.. . .~~.~.~-,`_~ ` ~ ! _J NOIti, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby grant seb~et,•?; Petition for Conditionel Jse Permit, upon the following conditions which ere hereby found to be a necessery pterequisite to the proposed use of the subject property in order to preserve the safety end general welfare of the Citizens of the City of Anaheim: i. That street lightinq facilities along La Palma Avenue shall be installed as re- quired by the Director of Pualic Utilities and in accordance with standard plans and speci- fications on file in the office of the Director of Public Utilities; that a bond in an amount and form satisfactory to the City of Anatieim shall be posted with the City to guarantee the installation of the above mentioned requirements, prior to issuance of a building permit. 2. That the owner of subject property shall pay to the City of Anaheim the sum of 15¢ per front foot along La Palma Avenue, for tree planting purposes, prior to issuance of a building permit, and that the o~vn2r of subject property shall permanently maintain trees along with the normal parkway landscaping. 3. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 4• That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 5. That all air-conditioning facilities shall be properly shie'_ded from view. 6. That subject property shall be served by underground utilities. ~. That Condition Nos. 3, 4, 5, and 6, above mentioned, shall be complied with prior to final building and zoning inspections. 8. That subject property shall be developed substantially in accordance with plans and specifications on file vrith the City of Anaheim, marked Exhibit Nos. 1, 2, 3, and 4. ~~ THE FOREGOING RESOLUTION is signed and approv d b e this 3 Y ~Tth day o April, 1 70.
