WHEREAS, the City Planning Comrt~ission did hold a public hearing a! U-e City Hall in the City af Anaheim on
May 18, 1970 at 2:00 o'clock P.M. notice of seid publir, hearing heving been duly given e~s required b
law and in accordence with the provisions of the Meheim Municipal Code, Chepter 18.72, to hear and consider evidence

WHEREAS, seid Commission, after due inspection, investigation, and study mede by itself and in its behelf, and
- efter due consideration of ell evidCmce end reports ofEered et seid hearing, doe~ fiad end determine the following facts:
1. Thet the petitioner~~~es a reclassification ot the above described property from the R-A~ Agricultural,
Zone to the R-3, Multiple-Family Residential, Zone.
2. That the scope of the proposed reclassification9 i; approved, does not warrant an
amendment to the General Plan at the present time; however, its relationship to the General
i Plan symbol will be considered at the next annual review.
3. That the proposed reclessificatian of subject property is necessary end/or desireble (or the orderly and pro-
per development of the community.
4. Thet the proposed reclessificetion of subject property does properly relete to the zones and their permitted
uses locelly estebllshed in close proxiroity to subject property and to the zones end their permitted uses generally estab-
lished throughout the community.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby
recommend to the City Council of the City of Anaheim that subject Petition for Reclassificat.i.on
be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended
to exclude the above described prorerty from the R-A, Agricultural, Zone and to incorporate sai-I
described ~roperty into the R-3, Multiple-Family Residential, Zone, upon the following conditior.s
which are tiereby found to be a necessary prerequisite to the proposed use of subject property
in order to preserve the safety and general welfare of the Citizens of the City of Anaheim.
1. That street lighting facilities along Ball Road s:,all be installed as required by the
Director of Public Utilities and in accordance with standard plans and specifications on file in
the office of the Director of Public Utilities; and that a bond in an amount and form satis-
factory to the City of Anaheim shall be posted with the City to guarantee the installation of
the above mentior~ed requirement.
2. '-at the owner of subject property shall pay to the City of Anaheim the ~~um of 15a pei•
front foc along Ball Road for tree planting purposes.
3. .nat the sidewalks and driveways shall be installed along Ball Road as required by the
City Engineer and in accordance with standard plans and specifications on file in the office of
the City Engineer.
4. That trash storaqe areas shall be provided in accordance with approved plans on file
with the offic~ of the Director of Public Works.
5. That fire hydrants shall be installed as required and determined to be necessary by
the ~hief of the Fire ID~partment.
6. That subject property shall be served by underground utilities.
7. That the owner of subject property shall pay to the City of Anaheim the sum of ~'5 per
multiple-family ~;~it to be used ror park and recreati.on purposes, said amount to be paid at the
+ime the building permit is issued.
8. That all air-conditioninq facilities shall be properly shielded from view, and the
sound buffered from adjacent residences.
9. That the final parking plans shall be approved by the Development Services Department,
and any landscaoed areas in the parking area shall be protected with 6-inch high concrete
curbs, and concrete wheel stops shall be provided for parking spaces as rerquired by the
Development Services Department.
10. That the interior walls of the proposed carports shall be stuccoed; that enclosed
storage cabinets shall be provided along the rear wall of eacn carport; ar~d that adequate
bumpei• guards shall be provided to protect the interior walls of the propo~ed carports from
damage.
11. Prior to the introdu,tion of an ordinance rezoning subject property, Condition Nos. 1
and ?_, above mentioned, shall be completed. The provisions or rights granted by this resolution
sha11 become null and void by action of the City Council imless said conditions are comolied
with within 180 days from the date hereof or such further time as the City Council may grant.
12. That Condition IJos. 3, 4, 5, 6, 7, 8, 9, and 10, above meptioned, shall be complied
with prior to final building and zoni~g inspections.
