Thet the petftioner requests a verionce trom the Anehelm Municipal Code as fol lows, to es tabl ish a 288-unit apartrnent ccTplex: a. SECTION 18.28.05~(3-~) - ~d_inimum floor area. (700 square feet required; 490_square fe?t proposed for 7? units. b. SECTION 18.28.050(l~-a-1) - Min._~un required buildinq setback. c. S[CTION 18.7_S.OSU(7-a - N~inimum uista~cF• betwecn buildinqs. (15 feet required; 11 fei~t proposed). d. SECTION ]8.?8.05r(10-a - Code requirement of one en-losed rarkin~ snace er i,nit. (Unly 276 units have enclosed parking s~aces). i ~x 2. That the petitioner submitted revised ~la~, ivr,,ch eliminated waiver 1-b, above mentioned, and therefore withdrew said waiver. 3. That the Planning Commission in the past by ~:c_icy has granted bachelor units with a minimum 4?_5 square feet for a maximum of 30~ o` the ur,its, therefore, waiver 1-a, above mentioned, vaas granted on that basis. 4. That waiver 1-c, above mentioned, is granted on ?he basis that large multiple family developments approved in the past have been qranted waiver a= ,r..in.mum distance bet.ween buildings; and tiiat since the 11-foot separation is bet;vten the rear of apartments and the rear of carports, said waiver e~ould not be a substantial deviation from Code. 5. That the petitioner stipulated to proviCing the req~aired carport storage areas for those carports having only a roof in a convenient location clo,-.e to tt~e parking area, there- fore, o-~aiver 1-d is granted on the basis that only 1?. carports would be witt~out storaqe areas within said carport, but would have storage a:eas provided convenient to the park.ing areos. 6. That the petitioner stioulated to pr~viding e complete vehicular circulation system on subjer,t property, in the event the property is developed in two phases. NOPJ, THEREFOHE, BE I'f P.ESOLVED that tlie Anaheim City Planning Commission does hereby grant subject Petition for Variance, upon the following conditions which are hereby found to b? a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfar~ of the Citizens of the City of Anat~eim. 1. That this variance is granted subject to the completion of ~eclassification t~o. 69-~0-61. 2. That subject prope:ty shall be developed substantially in accordance with ~lans and specifications on file with the City of Anaheim rrarked Exhibit Nos. 1, 2, 3, 4, 5, 6, and 7, provided however, that complete vehicular circulation facil•ities shall be provided for each phase in the event subject property is developed in two phases, as stipulated to by ttie petitioner.
