Burrows Florence Burrows William Tokar A1wyn Broaddus Al.ice Emery John Konzal Evelyn Spires Carl Skov Alua Allen John Kunney, et al Ben Enloe .Ax ; and WHEREAS, the City planning Commission did hold o public hearing at the City Hell in the City of Anaheim on Jan. 2;:,, 1970, a~ 2;pp o'clock P.M. notice of said public hearing having been duly given es required by law and in eccordance with the provisions oE the Anaheim Municipal Code, Chapter 18.72, to hear ond consider evidence (or and against said proposed reclassification end to investigete andmake findings endrecommendetions in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, and study made by itselE and in its be- half, and a(ter due consideration of all evidence and reports offered at said hearing, does find and determine the tollowing facts: 1. Thatthe C:ily i;~,;nci!. ero•~oses a re~:lassi:ication oi tne a}:o~~e described property from the C-1, G~~reral Commercial, Zone to the R-3, Multiple Family Residential, Zone :c: Portion A"; and R-3, Multiple Family Residential, Zone to the C-1, General Commercial, Zone for Portion "B". 2. Th'at in an attempt to assist the property owners in this area in expandina their existing multiple family residential uses without each owner having to file a separate variance petition, subject petition was initiated. 3. That the Anaheim General Plan - 1970, projects subject properties for co:nmercial uses, therefore, only a portion of the proposed reclassification is in conformance with the General Plan. • 4• That the proposed reclassification of Portion "A" of subject property is not necessary and/or desirable for the orderly and proper development of the community. 5. That three persons appeared, representing owners of 9 of the 10 parcels com- prising Portion "A", noting that they were unalterably opposed to the muitiple family residential zoning, since they had purchased the property as a long term investment for commercial development at some future date, and they requested that the existing zoning on Portion "A" remain unchanged. Furthermore, two letters were received from adjoining property owners also in opposition to the proposed reclassirication of Portio~ ~~A~~~ 6. That the owner of Portion "B" had indicated he had purchased the two C-1 parcels southerly of his property in order to provide addii:ional parking for the restaurant '~ located on Portion "B" and he did not want the G 1 zoning changed to R-3, since he ~~rould ~~ not be able to use the property for commercial parking; however, he was in favor of changing the zonin~ on Portion "B" from R-3 to C-1 in order t.o establish a~propriate zoning for the existing restaurant. BE IT FURTHER RFS OLVED that the Anahein City Plannina Commission does hereby recommend to the City Council of the City of Anaheim that sub~ect petition fOr Heclassi- fication for Portion "B" be appro••~ed and, by so doing, that Titl? 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from the R-•3, Multiple Family R?sidential, Zone and to incorporate said described property into the C-1, General Commercial, Zone, upon the follo~ing conditions which are hereby found to T~ ' be a necessary prerequisite to the proposed use of subject property in order to presen~e the safety ar.d gen?ral ~a•elfare or the Citizens of the City of Anaheim. a Portion "B" only: d i.
