WHEREAS, the City Planning Commission oE the City oE Anaheim did :eceive a verified Petition for Con-
ditional Use Perm;t from FRANK KROGMAN, 1572 Clearv:ew Lane, Santa Ana, Cal ifornia 92705, Owner;
JERRY LAUB AND RALPH SLAYTON, 12581 Harbor, Garden Grove, California 92640, pgent of certain
real property situated in the City of Anaheim, County of Orange, State of California,
described as the East 290.00 feet of the North 366.00 feet of Section 12, Township 4 South,
Range 11 West, in the rtancho San Juan Cajon de Santa Ana, as shown cn a map recorded in
~~~' book 51, page 11, MiscPllaneous Maps, records of Orange County. EXCEPTING THERFFROM the
North 185.00 feet of the East 185.00 feet.

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the Ciiy of Aneheim
on June 15 19~0~ at 2:00 o'clock P.M., notice of suid public hearing having been duly given
as required b~ law and in accordance with the provisions oEthe Anaheim Municipel code, Chapter 18.64,to hear
and consider evidence for and against said proposed conditionel use and to investigate and maKe findings and
rPr.ommendations in connection therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study mede by itself and in its be-
half, and after due consideration of ell evidence and reports oEEered at seid hearing, does find and determine the
following facts:
1. That the proposed use is properly one for which e Conditional Use Permit is autF.orized by Code :
Section 18.40.060(q and k) to wit: establish on-sale beer in a proposed beer bar
limited to adults only.
2. That approval of a beer bar in a small nighborhood shopping center would
be detrimental to adjoining business establishments in which children are potential
customers.
3. That although a previous petition for incidental sale of beer and wine in
conjunction with a restaurant had been granted for this property, and said limitation
had been violated, this did not constitute approval. of the proposed use.
4, That the pioposed use will adversely affect the adjoining land uses and the
growth and development of the area in which it is proposed to be located.
5. That the granting of tl~e Conditional Use Permit wili be detrimental to the
peace, health, safety, and general welfare of the Citizens of the City of Anaheim.

PetItion fot Conditional Use Permit on the besis of the aforementloned findings.
