fects:
1. Thet the petitianer requeats a verience from the follotving sections of the Anaheim r[unicipal
Code:
a. SECTIOiV 18.4 0,020 - Yermitted uses. (The proposed retail tire
store is not a permitted C-1 use),
b. SECTION 18.6 2,090(B-5) - Permitted £ree-standing sign location. (Propo~Ced
sign is not within center 20% of parcel).

2. That the petitioner withdrew waiver 1-b, above mentioned, and stiQulated to re-
locating the sign in conformance with the Sign Ordinance.
3. That there are exceptional or extraordinary circumstances ar conditions applicab].e
to the property involved or to the intended use of the property that do no apply generally
to the property or clas s of use in the same vicinity and zone.
4. That the request ed variance is necessary for the preservation and enjoyment of a
substantial property right possessed by other property in the same vicinity and zor-e, ar.~l
denied to the property in question.
S. That the request ed variance will not be materially detrimental tu the public welfare
or injurious to the property or improvements in such vicinity and zone in whi , the propprty

does her~by grant aub~6ct Petltion for V~riance upon the following conditions
which are hereby Found to be a necessary prerpq~ii~itie to the proposed uso of the
~ub~aot propor.ty in order to pros~rve the saEety and gQneral welfare of the
Citixens of tlie City oE Anaheim:
1, That all ongineering requirements of. ~he City of Anaheim along Linaoln Ave.,
including nreparation of improvemen~ plans and inaL•allation of ell improve-
ments such ae curbs and gutters, sidewalk~, street qrading and paving, drain-
aga facilitia~, or other appurtenant work shall be comgli.ed witl~ as required
by the City ~ngineer and in accordance with standard plans aiid specifications
on file in the office of the C~ty ~ngineer; and that a hond in nn amount and
~ form satisEactory to the City of Anaheim shall be postsd with the City to

guarantee the in~tallation of the above mentioned reguir~ment.

~~2. That the ownere of subject property shall pay to khe City of Anaheim the sum
;;~~ of 154 per front foot along Lincoln Avenue for tree planting purposes.

. That the ownera of subject praperty shall pay to the City of A~iaheim the sum
of $2.00 per front foot along Lincoln Avenue for street lighting purpoges.

5, 'fhat fire hydrants ahall be insta,l.led as required and determined to be
necessary by the Chief of the Fire Department.
6. That :~ubject proPPrty shall be served by underground utilities.
7. That a 6-foot masonry wall shall be conatructed along the south property
line.
e8• That all air.-conditioning facilities shall be properly shielded from view.

,~9. That any parking area lighting proposed shall be down-liyhting of a maximum
!;~ height of 6 L•eet, which lighting shall be directed away fr~m the property

7;.12. That Condition Nos. 4, 5, G, 7, 8, 9, and 10, above mentioned, shall be
