WKEREAS, the City Plenning C~nmission did hold a public hearing at the City Hell in the City of Anaheim on
June 28, 1971, at 7:30o'c ~ck P.M. notice of seid public hearing heving been duly given es required by
law and in accocdence with the provisions of the Anaheim Municipal Code, Chapter 18,72, to hear end consider evidence
for and ageinst said ptoposed reclassification and to investigate and meke findings end recommendations in connection
therewith; and
WHEREAS, said Commission, aftet due inspection, investigation, and study made by itself end in its behelf, end
after due consideretion of all evidence end reports offered at said hearing, does find and determine the following Eects:
1. That the petitioner proposes a ceclessificatio~ of the abovc described prope:ty from the R-A, Agricul.tural,
'Lone to the R~1, One Family Residential, Zone.
2. That the proposed reclessification is in confonnance with the General Plan.

3. 1'hat the proposed reclassification of subject property is necessary end/or desireble for the orderly and pro-
per development of the community.
4. Thet the proposed reclassificetion of subject property does properly relete to the zones and their permitted
uses locally established in close pmximity to subject property and to the zones and their permitted uses genera(ly esteb-
lished throughout the community.
5. That the proposed reclassification of subject property requires tl~e dedi~atio~~ at~d
improvement of abutting (streets/alleys) in accordance with the Circulation Element of the
General Plan, due to the anticipated f.ncrease in traffic which wi11 be gener~ted by the
intensification of land use.
