NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planninq Commission
does hez~oby .recommend to the City Council of t"e City of Anaheim that
suU~ect Petition for Reclassification bo approved, and by so doing, that
Title-18 'Loning of the Anaheim Municipal Code be amended to exclude the
above described pr.operty from the R-A(0) , Ac~ricult•ural (011 Production) ,
Zone and to incorporate said described property into the R-3, Multiple
Family keaidential, Zone upon the followi,ng conditiona which are hereby
found to ba a necessary prerequi~ite to the proposed use oE sub~ect property
in order to preserve the safety and general welEare of the Citizens of the
City of Anahoim.
(1) That the owners of of subject property shalY deed to the City
of Anaheim a strip of land 71 feet in width Erom the north
curb line along Frontera Stree and a strip of land 64 feet in
width (32 feet each side of the centerline) along the estab-
lished alignment of Jackson Avenue for street widening purposes,
(2) Tl1at all engineering requirements of the City of Anaheim along
Froratera Street and Jackson Avenue, including preparation of
improvement plans and installation of all improvem~nts, such
as curbs and gutters, sidewalk3, street grading and paving,
drainage facilities, or other ~ppurtenant work shall be com-
plied with as required by the City Engineer and in accordance
with standard plans and apecifications on file in the office
of the City Engineer; that street lightinq facilities along
Frontera Street and Jackson Avenue shall be installed as re-
quired by the Director of Pubiic. Utilities and in accordance
with standard plans ~nd specifications on file in the office
of the Director of Public Utilitiest and that a bond in an
amount and form satisFactory to the City of Anaheim ~hall be
posted with the City to guarantee the installation of the
above mentioned requirements.
(3) That the owners of subject property shall pay to the City of
Anaheim the sum of 15G per front foot along Frontera Street
and Jackson Avenue for tree planting purposes.
(4) That trash storage areas shall be provided in accordance with
approved plans on file with the office of the Director of
Public Warks.
(5) 'rhat fire hydrants sliall be tnstalled as required and deter-
mined to be necessary by the Chief of the Fire Departmeni:.
(6) That a 6-£oot masonry wall shal]. be consL•ructed al~•ng the west
property line.
(7) That a11 air conditioning facilities shall be properly shielded
from view, and the sound buffered from adjacent properties.
(S) That subject pr~perty shall be served by underground utilities,
(9) The the owners of subject property shall pay to the City of
Anaheim the appropriate park and recreation in-lieu fees as
determined to be appropriate by the City Council, said fees
to be paid at the time the building permit is issued.
(10) Tkiat drainage a£ subject property shall be disposed of in a
manner that is satisfactory to the City Engineer. This may
include obtaining a drainage easement over the property to
the west of subject propezty to take the drai.nage to Park
Vista Street.

Son as roimburaement for offeite drainage facili.ties in Par~
Vista Streot and inatalled by Reichert & Son, a aum to be
computed ns the same ratia to the ~okal cnnstruction cost as
the area of aubjc~ct property ia to the totnl area to be aerved
by said drainage f~cility. The owner may not proceed with his
development until he hea £urnisiled the City ~ngineer a receipt
from Reichert & Son as 9vidence that said payment has been
made. Saic1 receipt shall be Eurnished to the City Attorney
prior to lssuance of a building permit.
