July 12, 1971, at 2:00 o'clock P.M., notice of said public hearing havin been dul
lew and in acoocdemce wlth the provisions of the Anaheim MunicIpal Code, Chapter 18,68, to hear and consider eWidence or
and egainat said proposed varience and to investiQate end make findings and recommendations in com~ection therewith;

1. That the petitioner requeats a variance from the Anaheim Municipal Code as follows;
a. SEC'TION 18.28.050(10-a~ -. Minimum number of required parkin~ suaces.
(No
longer necessary).
b. SECTTON 18.28.050~10-b) - Minimum required covered parking apace size.
(No longer necessery).
c. SGCTION 18.28.050(7) - Minimum required distance between buildin~_
(No longer necessary).
d, SECTION 18.28.050(5-b~ - Maximum building height within l50 feet ot single
family zone. (A ma:cimum of one-story allowed; 28

2. Thar. the etitioner n Coun~y A1 zones.
P proposes to develop a 318-unit two-story statutory condominium
complex.
3. That waivers 1-a, 1-b and 1-c, above mentioned, were withdrawn by the petitioner upon
submission of reviaed plans.
4. That there are exceptional or. extraordinary circumstances of conditions applicable to
the property involved or tu the intended use o£ the property that do not apply generalZy to the
property or class of use in the same vicinity and zone.
5. That the requested variance is necessary for the preservstion and enjoyment of a
substantial property right possessed by other property in the same vicinity and zone, and
denied to the property in question.
6. That the requested variance will not be materially detr;.mental to the public welfare
or injurious to the property or improvements in such vicinity and zone in which the property
is located.
7. That four persons appeared representing a number of persons present in the Council
Chamber in opposition; that a petition signed by 15~ persons and one letter was received in
opposition;and that one letter was received in favor of subject petition.
