Box 432, Santa Ana, California 92702, Agent of certain real property situated in the City oF Anaheim, County of Orange, State af California, describ~;r,' as the West 150.00 feet of ~he East 898.OQ feet of the North ha1F of the Northeast quarte. of •the Northeast Quarter oP Section 13, Township 4 South, Range 11 West, in the Rancho Los Coyoi:es, as pex map recorded in Book 51, Page 11 of Misce]laneous Maps, in the office of the County Recorder of said County. That the petitioner proposes a reclessificetion of the above described property ftom the R-A~ Agricultural~ Zone to the R-3, Multiple Family Residential,Zone. 2. That the proposed reclassification :is in conformance with the Anaheim General Plan. 3. That the proposed reclassification of subject prop~rty is necessery and/or desirable (or the orderly and pro- per development of the community. 4. That the propoaed reclassification of subject pruperty does properly relate to the zones and their permitted uses locally esteblished in close prosimity to sttbject property and to the zunes and their permi:ted uses genecally estab- lished throughout the community. 5. That the pro~osed reclassificatior~ of subject property does not require dedication b~at does require improvement of abutting st_~~~ets in accordance with tl-;~ Ci~culation, Element of the General Plan, due to the anticipated increase in traffic which will be generated L~ the intensification of land use. 6.
