That the petitioner proposes a reclessificatlon of the above described property from the R-A , AGRTC~JL,TURAL, ZONF: to tlle F.-3, MULTIPLE-FAM7LY RESID~NTIAL, ZON~ for Fortian 1, and C~1, GEN~;RAL CGMMERCIAL, ZONE for Porta.on 2. 2. That the pro~osed reclassification for multiple-family res~.dential zoning .is in r_onforMance with the General Plan, but tlze proposed commercial zoni.ng does not conform with the Genei•al Plan land use statement for this area. 3. That although the property .is ideally suited for mul.tiple-family residentiaJ development, the petitioner was desirous of developing a ~,ortion for rommercial purposes, even after the Planning Commission had continued consideration of this matter in order to readvertise the entire propert.y for ~he R-3 Zone and foz the petitioner to svbmit plans for apartments on that portion originally requested for C-1 zoning. 4. That it is the Planning Commissi on's opinion that the entire property .i.s appropriate .tor multiple-family residential use; however, the Yecommendation for denia? was based on the fact that the petitioner was not willing t~ include Porkion 2 as pdrt of a multiple-famil; complex, claimi.n~ that the parcPl was an ideal site for a service stati~n because of ~.ts proximity to the on and off-ramp of the freeway. 5.
