NOW, THER~FOR~, DE IT R.ESOLVE~ that the Anaheim City Planning Commission
doea hereby grant subject Petition for Conditional Uae Permit upori the £ollow-
ing conditions which are hereby found to be a necessary preroqui.site to the
prc~posed use o£ the subject pr~perty in order to preserve the ~afety and
ge:~eral welfare oP the Citize,ns of the City of Anaheim:
1. That trash storage areas shall be provided in accordance with approved
plans on filo with the office of the Dixector of P~ablic FTorks.
2. mhat fire hydrants shall be installed a¢ required and determined to ba
necessary by th~ Chief ~f the Fj.re Department.
' 3. That a 6-foot masonry wall shall be constructed ~:long the southorly
and wegterly property linea where aubject property abu::s t'~e exlsting R-1
subdivision.
~ 4. That all air conditioning facilities sha11 be properly shielded £rom
viPw, and the soiand buffered from adjacent residential development.
5. That any parking area lighting proposed shall be down-lighting of a
maximum height oP 6 feet, which lighting shall be directed away from the
property lines to protect the resi.dential integrity of the area.
6. That subject property shall be served by underground utilities.
7. That Conditi~n Nos. 1, 2, 3, 4, 5, and 6, above mentioned, shall be
complied with prior to final building and zoning inspections,
8. That the covenants, canditions, and restrictions sha11 he: submitted
, to and approved by the City Attorney's Offic~ prior to City Cou~cil approval
~ o£ the final tract map, and further, that the approved covenants, conditions,
and restrictions shall be recorded concurrently with the final tract map.
9• Prior to the filing of a final tract map, the applicant sha11 submit
to the City Attorney for approval or denial a complete synopsis of the pro-
posed functioning oE the op~rating aorporation, including but not limited to
the articles of incorporation, by-laws, proposed rules and regulations,
methods of operation, funding, assessment, methods of management, and bonding
to insure maintenance of: common property and buildings, and such other infor-
nation as the City Attorney may desire to protect the City, its citizens, ar~d
the pur.chasers of the project.
10. Tliat subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked Exhibit
Nos. 1, ?., 3, 4, 5, and 6.
