WHEREAS, the City Plenning Co-r~^tasion did hold a public hearing et the City Hell in the Clty ot Anaheim
on S e p t e mb e r 8, 19 71 ,at 2;00 o'clock P,M., notice of said public heating having been duly given as required
by law and in nccordance with the provisIons of the Aneheim Munlclpal Code, Chapter 18.68, to hear end consider
evidence for and ugainst said proposed veriance and to investigate and make findings and recommendations in connec-
tion therewith; and
WNEREAS, said Commissinn, After due ir,spection, investigatlon, And study made Ly itself and in its behelf,
end after due consideratlon of all evidence end reports offered at said hearing, does find and determine the following

1. That the petitioner requests a variance from the Anaheim Municipal Code:
SECTIO:±I 1R.~4.090(1-b) - Minimum front vard requirement on a cul-de-sac lot.

2. That there are exceptionel or extrc~ordinary clrcumstances or conditions applicable to the property involved
or to the intended use of the property that do not apply genetelly to tha property or class of use in the same vicinity
and zone.
3. Thet the requested variance is necessery for the preservation end enjoyment of e substantial property right
possessed by other property in the same vicinity end zone, and denied to the property ln question.
4. That the requested variance will not be materially detrimental to the public welfate or injurious to the pcop-
erty or improvements in such vicinity and zone in whic}~ the propecty is loceted.
5. That similar waivers have been granted in this area in the past.
6. That the requested waiver has been gran~ed to other residents in this general area,
therefore a precedent has been established.
