referred to herein as thouyh set forth in full

WHEREAS, the City Pianning Commieeion did hold a public heedng at the City Hall in the City of Anahelm on
October 4, 1971 , at 2:C0 o'clock P.M., notice of seid public hearing heving been duly given es required by
law end in eceordance with the proviaions of the Anaheim Municipel Code, Chnpter 18.68, to hear and consider evidence for
and ugainat seid proposed Narience and to inveati~ate and make findin~;s end recommendetions in c~nnection therewith;
end
WHEREAS, soid Commissi.,*n, aftec due inspection, investiget3~•~. and s' .:de by itself end in its behalf,
end efter due canaideration o: all evidence nrnd reporta offered at said hes. fi,nd and determine the fotlowing
facts;
1. That the petltioner cequests a varience from the Anaheim ~'unicipal Code as follows:
a. SECTION 18.4Q.010 - Permitt4d us~s. (Pto'~ilehon~e sales lot proposed;
m~bilehome sales lfll- •~:ot permirted)
b. SECTION 18.40.020 - Uses must be conducted within a buildin ;(Tfobile-
home of£ice proposed; permanent building requir~d)
c. SECT'i0N 18.40.070 6-tl' - 6-foot soli.d masonrv wa11 required. (No wall proposed)
2. That the petitioner oropose~ to establiah a mobilehome sales lot and office on sub-
ject property.
3. That the proposed use, not presently permitted in the C-1 Zone, would be detric~ntal
to the residential environment of the homes to the east which is considered Co be a highly
desi:able residential area.
4. That the proposed use would be incompatible, particularly since the petitioner re-
quested -aaiver of rhe required wall which would help block the undesirable aspects oi the
use from the residents of the ad,jacent homes.
5. That there are no exceptional or extraordinary circumstances or conditions applicable
to the property involved, as stated by the petitioner, or to the intended use of the pro-
perty that do not apply generally to the property or class of use in the same vicinity and
zone.
6. That the requested variance is not necessary for the preserva~ion and enjoymerit of a
substantial property right possessed by other propertS in the same vicinit,y and zone, and
denied to the property in question.
7. That the requested variance wi?ll be materially detrimental to the public welfare or
injurious to the pruperty or improvements in such vicinity and zone in which the property
is located.
