c~~nexa.l welfare of the Citizons of tho City of Anaheim:
1. 7'hat a11 engineer~.ng requiremonts of the City of Anat~aim along
Maqnolia Avenue, i.ncludi.ng E~reparation of improv~ment plana and ~.nstallaL•i.on
of ull improvemenE~, such as cu rbs and gutt~rs, siclewalka, street ~rAding and
~avinq, drainaye facilities or other uppurtenant work shall be complied with
as rec~ui.rdd by the City I;rigineer and in accordance with standard ~1ans and
specifications on file in the o ffice of the City Gnginaer; that street light-
ing facilities along Magnolia A venue shall be ins~alled as required by ~he
Dixec~or of Public Utilit•ies an d in accordance with standard plans and speci-
f.icat.ions on f.il~ in the office of the Director of Public Utilities, and that
a bond in an amount and Lortr~ satisfactory ro the C.ity of Anaheim sha11 be
posted with the City to guarantee the installation of the above mentioned
requirements.
2. That the owners af subject property sha].1 pay to the City of Anaheim
the Uum of 15G per £ront foot along Magnolia Avenue for tree planting
ptirE~oses .
3. 't`hat trash storage areas shall be provided in accordance with
ap~roved plans on file with the office of the Director of Public Works.
4. That fire hydrants shall be installed as requixed and determined to
be n~:cessary by tt~e ChieF of the Fire Department.
5. That subject property shall be served by underground utilities.
6. That a parcel map to record the approved division of subject
•.roperty be submitted to and approved by the City of Anaheim and then be
recorded i.n tt~e office of the Orange County Recorder.
7. That drai-iage of subject propexty shall be disposed of in a manner
sat~sfactory to the City Engineer.
t~. That Condition Nos. 1, 2, and 6, above mentioned, shall be compli~d
with prior to the commencement of the activity authorized under this resolu-
tion, or prior to the time that the builc;ing permit is issued, or within a
perin~? of 180 days from date hereof, whichev~r oecurs first, or such £urttier
tima as the Planning Commissi.on may grant.
9. That Condition Nos. 3, 4, 5, and 7, above ment•.oned, shall he
c~~mplied with prior to final building and zoning inspections.
10. That subject property shall be developed substantially in accordance
~ith plans and speciFications on file with the City of Anaheim marked Exhibit
Nos. 1, 2, and 3.
