AND DOCIA W. AI.LEN, 2704 West 8a11 Road, Anaheim, California 92804, Owners of certair~ real property situated ln the City of Anaheim, County of Orange, State of California, described as the Northwest quarter of the Northeast quarter of the Northeast quarter of Section 24, Townshtp 4 South, Range 11 Wes•t, in the Rancho Lus Coyotes, as per map recorded in kook 51, page 11 ~f Miscel.laneous Maps, in the office of the county recorder of said county. EXCEPT the ~~~st 396.00 feet thereof. WHEREAS, the City Plonning Commieslon did hold a public headng et the City Nall in the City of Aneheim on February S, 1977., et 2;00 o'clock P.M., notlce of seid publlc hearing havi~g been duly given es required by law end in eccoedance with the provisions af the Anaheim Mun9cipel Code, Chepter 18.6$, to haor and cansider evidence for and egainst said proposed varience end to inveatiQste and meke findinga and recommehdations in connection therewith; and WHEREAS, said Commission, eftsr due in~epaction, investigetion, end study mede by itaelf and in ite behalf, and after due consideration of ell evidence and ceports offered at said hearing, does find and determine the follow9ng facts: 1. That the petitioner proposes to ~evelop a 106-unit, two-story apartment complex. 3. That waiver 1-a, above mentioned, is hereby granted on the basis that the petitioner st;ated no windows were proposed on ~valls facing each other. 4. That waiver 1-b, above mentiohed, is hereby granted o~ the basis tha't the waiver applies to the R-1 property to the south in th~ City of Stanton, and the regulations of that City requirz only a 50-foot separation between two-story apartments and a single family residential zone, and that no single family homeorvner adjacent to subject property opposed said two-stor;~ construction. 5. That there are exceptional or extraordinary circumstancesor conditions applicable to the property involved or to the intehded use of the proper~ty that do not apply generally to the property or class of use in the same vicinity and zone. 6. That the r•equested variance is necessary for the preservation and enioyment of a substantial pxoper~y right possessed by other property in the same vicinity and zone, and denied to tF~e property in question. 7.
