WHEREAS the City Pianning Commisaion did l~old a public hee~dng at the City Hall in the City oi Anaheim on
December 13, ~971 et 2:00 o'clock P.M., notico of said public heating hsvin bsen dul
lew and in ecoordence with the provisions of the Anahein Municipel Code, Chapter 18.68, to hear and consider evidence for

and
WHEREAS, eoid Commission, after due inspection, investigation, end study mede by itself and in its behalf,
and after due considerotion of all evidence and reports offered at seid heartng, does find end determine the following
facts:
1. Thet the petitioner requeats a ve~:ance from the Aneheim Municipel Code:
a. SECTrG;, 18.38,040(3) -~ffice use of a residential structure (LJot permitted
after January 1, 1969).
b. SFCTION 18.38.040 3-d - Mini.mum front sett~ack (Lxisting setback to remain, a
4-foot !~igh wall proposed in the setback).
c. SE~::IGN 18.38.040(3-f) - Si~ns pPrmitted (2 free-standing signs proposed; no
free-standing signs permitted;,
d. ;;:CTIUN 18.38.050(4-&-1) i~linimum number oF parkinQ stalls (6 required; 5 proposed).
2. :tiat tlie petitioner proposes to use a residential structure for o£fice purpose~.
3, That the ~etitioner wouid be vsing an a11ey to the rear of the property ~jointly shared
with single family residences to the iiorth tu serve the parking area, however, ti~e petitioner
would be unable to provide adequaCe aff-skreet parking.
