WHEREAS, sald Commissinn, ~'ter due inspection, Investigatlon, end study made by itself and in its behalf,
and after due consideration of all evidence and reports offered et said hearing, does Eind and determine the following

2. Thek the petitioner proposes to construct a second story addit~on to a one story
fellowahip buildin~ (now under construction) in con,junction with an existing church

~ pro ert is zoned R-A, the ordinance would require a 2:1 setback;
however, if the zoning were R-1 or R-3 the proposed 15-foot setback would be wi.thin Code
requirements, and that since the General Pian designates medium density ~ievelopment for the
i property to the east, the granting of this wavier would be ,justified.
4. That there are exceptional or extraordinary circumstances or condition~ applicable to the property involved
or to the intended use of the property that do not apply generally to the property or class of use in the same vicinity
and zone.
5.. Thet the requested variEnce is necessary for the preservation and enjoyment of a substantial property right
possessed by ather property in the same vicinity and zone, end denied to the property in question,

(1)That trash storagQ areas ah all be provlded in accordance with apprnved
plana on file wiCh the oPfice of the llirector of Public Works,
(2) That fire hydiants aha11 be inetalled ae required and determined to be
necaesary by the Chiaf of the Fire Aapartment.
~(3) Tt~at a 6-fooC masonry wall ahall be conatruc~ed along the east and
west pr~p e rCy line(s), and/or tha~ a bond in an amount And furm satis-
' factory to the City of Anr~heim ehall be poeted with the City to guarAntee
