WHEREAS, the City Plenning Commisaion of the Clty of Aneheim did receive e verifled Petition for Vatlence

WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the Cit~ of ~lnaheim
on January 11, 1971., at 2:00 o'c~ock P,M., notice of said public hearing having been duly given as required
by law and in accordence with the provisions of the Annheim Municipel Code, Chapter 18.68, to hear and consider
evidencp fot and ugeinst said proposed variance ond to investigete end meke findings and recommendations in connec-
tion therewith; and
WHEREAS, said Commissinn, efter due inspection, investigetion, and study made by itself end in its behalf,
and aEter due consideration of all evidence end reports offered at said hearing, d~es find end determine the following
fects:
1. That the petitioner requests a variance from the Anaheim Municipal Code :
SECTION 18.04.050(1) -.Permit expansion of. an exiatin~ automobile sates
and service faci'~ity (a non-conforming ~ise).
2. That there ate exceptional ~r extraordinary circumctances or conditions appliceble to the property involved
or to the intended use of the property that do not epply generally to the property or ctass of use in the same vicinity
and zone.
3. That the requested variance is necessery for the preservetion and enjoyment of a substential property right
possessed by other property in the same vicinity and zotae, end denied to ;he ptoperty in question.
4. That the requested veriance will not be materielly detrimentel to the public weifete or injurious to the prap-
erty or improvements in such vicinity and zone in which the pcoperty is loceted.
