RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

WH~REAS, the City Planning Commisalon of the City of Anahelm did initiate a verified Pel•ition
for reclassification on cer~ain real property situated in the City o£ Anaheim, County of
OrAnge, State of California, deacribed in Gxhibit "A" attached hereto and reFeri-ed to
herein as though oet forth in L-ul]..

WHEREAS, the City Plenning Commiasion did hold a public hearing at the City Hall in the City of AnaheIm
on April 5, 1971, et 2:00 o'clock P.M. notice of seid public hearing having been duly given as required by
lew and in accordance with the provisions of the Aneheim Municipal Code, Chapter 18,72, to hear end consider
evidence for and against said proposed reclassification and to investigete and make findings and recommendations
in connection therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its be-
half, and after due consideration oE ail evidence and reports offered at said hearing, does find and determine the
following Eacts:
1. Thatthe Planning Commission proposes a reclassification of the above described
property from the R-2, Multiple Family Residential, Zone to the R-3, Piulttple Family
Residential, Zone.
2. That the proposed reclassification is in cnnformance with the Anaheim General
Plan,
3. That the proposed rec.lassifi.cation of sub,ject property is necessary and/or
desirable £or the orderly and praper development of. the community.
4. 'That the proposed reclassification of sub,ject property does properly relate
ta the zones and their p~rmitted uses established in close proximity to subject property
and to the zones and their permitted uses generally established throughout the
community.
S. That the proposed reclassification of subject properl•y requires the dedicati.on
and improvement of abutting alleys in accordance with ~he Circulation El ment of the
General Plan, due to the anticipated increase in traffic wViich ~•~i.ll be f;enerated by ltie

void by action of the City Council unless said conditions are uamplie~
with within one year from the date hereof, or suc~h further time as the
City Council may grant.
(12) That Condition No(s). 3, 4, S, 5, 7, 8, and 1C, aUove mentioned,
shall be complied with prior to final building and zoniny inspections.
