(2) That trash storaqe areas ehall be provided in accordanco with approved plans on file with the office of the Director of Public Warks. (3) That fire hydratita shall be inatalled as required and determined to be necessary by the Chief of the Flre Department. (4) That a11 air conditioning facilitiea aha11 be properly shielded from view, and the sound buEfered from adjacenti properties. (5) That subje~t property s}iall be served by underqround utilities. (G) That any parking are:? lighting proposed shall be down-lighting of a maximum height of 6 ceet, which lighting shall be directed away from the property lines to protect the residential integrity of the area, or that s lighL•ing plan shall be submitted to and approved by the Development Services Departiment. (7) That the owner(s) of subject pzoperty shall pay to the City af Anaheim the sum of $2.00 per front foot along 150 Feet of Magnolia Avenue and 100 feet of Velare Street Eor street lighting purposes. (8) That the owner(s) of aubject praperty shall pay to the City of Anaheim the aum of 15~ ~+er front foot along 463 feet of Magnolia Avenue and 100 feet nf Velare Street for tree planting purposes. (9) Tt~at the existing structure shall be brought up to the minimum standards of the City of Anaheim, including the Uniform Building Plumbing, Electrical, Housing, Mechanical and Fire Codes as adopted by the City of Anaheim. (10) Tha~ subject property shall be developed substantially in accordance with plans and specifir_ations on file with the City of Anaheim marked Exhibit No.(s) 1, 2, and 3. (11) That a 15-foot landscaped setback and a 6-foot masonry wall to the rear of said setback shall be provided along the Velare Str~et frontage at such time as the existing house is removed and the preperty is developed for parking or some other use or within five years, whichever occurs first. (12) That a 6-foot masonry wall shall. be pravided along the northerly property line and adjacent to the parcel surrounded by subject property, provided however, that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installati~n of the wa11 . (13) That Condition No.(s) 7, 8, 9, and 12, above mentioned, shall be complied with prior to the commencement of the activity authorized under this resolution, ar prior to the time that the building permit is issued, or within a period of 180 days from date hereoP, whichever occurs first, or such further time as the Planning Commission may grant. (14) Tha:.
