April 19, 1971, ot7:30 o'clock P.M, notice of seid public hearing heving been duly given es required by
law end in accordance with the provisions of the Aneheim Municipal Code, Chepter 18,72, to hear and consider evidence
for and egainst seid proposed reclessification end to investigete and make findings and recommendations in connection
therewith; and

.. That the petitioner proposes a reclessiEicAtion oE the above de;sctibed property from the R-A, Agricultural,
Zone eo the R-3, Mulriple Fam3.ly Residential, Zone.
2. Thrat the proposed reclassification of subject ~property is in confonnance with the
Anaheim General P1an.
3. 'fhat the proposed reclassification of subject property is necessery and/or desirable tor the orderly and pro-
per development of the comrnunity.
4. That the proposed reclessificetion of subject property does properly relate to the zones and their permitted
uses locally established in close proximity to subject property and to the zones and their permitted uses generulty estE~b-
lished throughout the c~mmunity.
5. That the proposed reclassification of sub~ect property requires the dedication and
improvement af abutting (atreets/a1~=ys) in accordance with the Circulation Element o£ the
General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use,

r; prerequisitfl to the proposed use of s''ubject property in order to preserve
the saEety and general welfaze of the C~.tizens o£ the City of Anaheim.
" (1) ~rhat the sidewalks and driveways shxll be installed along Ball Road
" as required by the City Engineer and in accordance with standard

~ plans and apecificati.ons on file in the ofEice of the City Engtneer.
(2) That street :Lighting facilities along Ball Road shall be installed
as requirEd by the Aizector of Public Utilities, and in accordance
wit11 srandard plana and specificattons on £ile in the office ot
the Director of Public Utilitiesj and that a bond in an amount and
form satisfactory to the City of Anaheim shall be posted with the
City to guarantee the installation of the above mentioned requirements.
(3) That the owner(s) of subject property shal]. pay to the City of Anaheim
the sum of 15C per front fook along Ball Road for tree planting
purposes.
(4) That trash storage areas sha.ll be provided in accordance wtth appx'oved
plans on file with the office o£ the Director of Public Works.
(5) That fire hydran~s shall be installed as required and determined
to be necessary by the Chief oP the Fire Department.
(6) That a11 air conditioning facilities shall be properly shielded
from view, and the sound buffereci from a3jacent properties.
(7) That sLl~;ect property shall be served by underground utilities.
(8) That a 6-foot mas~nry wall sha1.L be construct~d along the east,
south, and west property line(s).
(9) That drainage of subject property shal]. be disposed of in a manner
satisfactory to the City Engineer.
(10) That the owner(s) of subject property 3ha11 pay to the G'ity oF Anaheim
the appropriate park and recreation in-lieu fees as determined to
be a~.propriate by the City Council, said fees to be paid at the
time the building permi~ is issued.
(11) Prior to the ~.ntrodt~~tion of an ordinance reznning subject property,
Candition No.(s) .: ~.nd 3, above mentioned, shall be completed. The
orovisions or righ~.~ granted by this resolution shall become null
and void by action o£ the City Council unless said conditions are
complied with within 180 days from the date hereof, or such further
time as the City Council may grant.
(12) That Condition No.(s) 1, 4, 5, 6, 7, 8, and 9, abcve mentioned,
shall be complied with pri-•r to final building and zoning inspections.
