1. That the proposed use is properly one foc which a Conditional Uae Permit !s authorized by Code ~
Section 18.64.020(2-d) to wit : convert existing mobilehome spaces t 4 travel trailer spaces on
Portion "A" and establish accessory outdoor recreational vehicle storage on Portion "B", with
waiver of:
SECTION 18,62,045(c) - Maximum permitted sign area. (20 ~uare feet permitted;
50 sqursre feet proposed),
2. That under the auehority of Code Section 18.64.070, waiver of the permitted sign
area to conetruct a SO~square foot sign ia hereby granted on the basis that although the exiat--
ing zoning ia R-A, ttie usea proposed were commercial in nature, and the propoaed sigti size
wou~d be permisaible in moet connnercial zones.
3, That the proposed use will not advorsely affect. the edjoln:ng land uses and the growth and developrnent of
the area in w:~ich lt is proposed lo be located.
4. That :he size and shepe of the sile ~rop~+sed fot the use is adequate to allow the full development af th~
proposed use in a manner not detrimentel to the par•iculsr area nor to the peace, healtl~, safety, encl general welfare of

NOW, THCREFOR~, HE IT RA.;'.. ,~~,VEll thr~t the Anaheim City Plar, .~ig Commiasion ~loea hereby
grant aubject petition for conditional use permit, upon the following conditi.otis wliich are hereby
found to be a necessary prerequieite tn the proposed uae of thA aub~ect property in order to
preserve the safety and general welfare of rhe Citizene of the City of Anaheim.
1. That the owners of eubjecr property ehall pay to the City of Anaheim the sum of 15C per
front foot along I~orbor poulevard for tree plnnting purposea.
2, That the property be improved to comply with Title 25 of the CaliEoXnia Administrative
Code as deemed neceasary by the Chief IIuilding Inepector, and thar the plumbing shall be provided
in order that rhe travel trailer park will accommodate all trailera and not be restricted to
"California approved trailera" only,
3. That fire hydranta ehall be inatalled as raquired and determined to be neceseary by the
Chief of the Fire DeparGment,
4. That the propoaed travel trailer apacao eha11 be limited to recreational vehiclea only,
as defined in Section 18,215.5 of the C~alifornia Administraeive Code, and that the recreational
,y vehicles ahall be allowed to remain within said epaces for a maximum of 30 days for any single
,.:~ time period.
5. That a 6-foot maeonry wall ahall be constructed atong the north and west property lines
of the travel trailer pArk,
6, That a 6-f~ot masonry wall shall be conatructed along the south property line of the
travel trailer park within three (3) years from date hereof, unleas the State property (proposed
storage lot) is purchased by the applicents or the lease is renewed; provided however, that aAid
required wall shall be conatzucted immpdiately upon the relinquishment of the righta of the
~ ownera of the travel krailer park to the uae of the State property.
:' 7. That denae screen landscaping sha1L be provided around the entire boundary of the
~f~ recreation vehicle stor~ge lot and a minimum oE 2% of the interior area shall be landacaped aC
.;; such time as the property is used for atorage purposea or b,y December 1, 1971, whichever occurs
;;;~ first; said landscaping shall be subject to the &pproval of the Superintendent of Yarkway
'~ Maintenance.
~;f 8. That aubject property shall be served by underground utilitiea,
,,y 9. That trash storage eress sha].1 be provided in Accordance with approved plans on file with
y,, ttie office of the Director of Public Works.
~~ 10. That aub,ject property shall be developed substantially in accordance with plans and
;1 spPCificatLons on file with the City of Anaheim, marked Exhibit Nos. 1 and 2, Revision No. 1,
~ and Exhibit Nos. 3 and 4; provided however, that walls and landscaping shall be insralled as re-
t+ quir.ed in Condition Nos. 5, 6, and 7, above.
~ 11. That Condition No. 1, above mentioned, ahall be complied wLth prior to the commencement
~ of the activity authorized under this resoluti.on, or prior tothe time that the building permit
~ is issued, or within a period of 180 days from date hereof, whichever occurs first, or auch
n further time as the planning Commission may granl•.
~ 12. That Condition Nos. 2, 3, 4, 5, 8, and 9, above mentioned, shall be complied with prior
to final building and zoning inspections.
