WHEREAS, the City Planning Commission did hold a public hearing et the City Hall in the City of Anaheim on
May 17, 1971, at 2:00 o'clocl! P.M. notice of said public hearing hsving been duly given as requited by
law and in accordance with the provlsions of the Anaheim Municipal Code, Chepter 1$.72, to heer and co~sidet evidence
for and bgainst said proposed reclassi(icetian and to investigate and m ake Eii~dings end recommendetions in connection
therewith; end
WIiEREAS, said Commission, -after due inspection, investigetion, end study made by :tselE end in ita behelf, and
after due consideration oi ell evidence and reports ofEered at said hearing, does find and determine the following fects:
1. That the petltionec ~roposes e recla:sification of the above described property from the K-A, Agricultu~'l~1,
Zone to the R-2, MultiQle Family ResiGenrial, Zone,
2. That the proposed reclassification is in conformance with the land use designations
ot khe Anaheim General Plan.
3. Thot the proposed reclessiEicetion oE subject p:operty is necessery and/or desireble for the orderly end pro-
per devel~~pment of the community.
4. That the proposed reclassificetion of subject property does properly relate to the zones and their permitted
uses locelly esteblished in close proximity to subject property and to the zones and their permi!ted uses generally esteb-
lished throughout the community.
5. That the proposed zoning of subject property requires the dedication and improvem.ent
of abutting streets i.n accordance with the Circulation Element of the General Plan, due ta
the anticiFated increase in traffic which will be generated by the intensification of lancl

NOW, TH~RGI'ORE, BE IT R~SOLV~D that the Anahc~im City P'anning Commission
does hereby recommQnd to the C~.ty Couiicil of the City ~f AnahQim that
svujeat P~tition for Reclassification be approved, and by so doing, that
Title 18-Zoning of ~}13 Anaheim Municipal Cade be am~nded to exclude the
abovP da~scribad prop~rty ~rom the R-A, Agricultural, 7ono and to lncorpc~rate
said described ~roperty into the R-2, Multiple-F~qmily Resiclential, Zune
upon the Eollowing conditi.ons wh~.ch are hereUy found to be a necessary
prereguisitc to ~he proposed use of sub~ect propezty in order to preservt~
".he safety and general welf~re of the Citizens of the City of Anaheim:
(1) That the owner(s) of ~ubject property shall deed to the City o£ Anaheim
a strip of. land 53 f.eet in width from the cente~-ll,~e of the street
along La Palma Avenue for ~treet wiaening purpos~~s.
(2) That the owner(s) of sub~ect property shall pay to thc: City of Anaheim
t~e sum of $?. 00 per front £oot along La P~1m~t Avenue for street
lightiinq purposes.
(3) That the owner(s) oE ~ub~ect property shall pay to t11e City of Anaheim
tt~e sum of 15fi per £ronti foot along La Palma Avenue for tree planting
pu~: pos es .
(4) That sidewalks and driveways shall be installed along La Palma Avenue
as required by the Gity Engineer and in accordance wi.th standard
plans and specifications on file in L-he ofEice ~f the City ~ngineer.
(5) That trash storage areas shall be provided in accordance with appr~ved
plans on file with i:he oPL•ice of the Director of Publir, Works.
(6) That al]. ai.r conditioning facilitips shall be proper.ly shielcled from
view, and the sound buffered from adjacent properties.
(7) That subject property ~hall be served by underground utilities.
(8) That a 6-foot masonry wall shall be constructed along the south, east
and west property lines.
(9) That drainage of subject property shall be disposed of in a manner
satisfac~ory to the City Engineer.
(10) Triat fire hydrants shall he installed as required and determined
to be necessary by the Chief ~f the Fire Department.
(11) That the owner(s) of subject property shall pay to the City of Anaheim
the appropriate park and recreation in-lieu fees as determined to
be appropriate by the City Council, said fees to be paid at the time
the building permit is issued.
(12) Prior to the introduction of an ordinance rezoning subject property,
Condition No,(s) 1, 2, and 3, above mentioned, shall be completed.
The provisions or rights granted by this ~esolution shall become
null and void by action cf the City Council unless said conditions
are comp].ied with within 180 days from the date hereof, or such further
time as the City Council may grant.
(13) That Condition No.(s) 9, 5, 6, 7, 8, 9, and 10, above mentioned,
shall be complied with prior to final bui]ding and zonir~g inspections.
