WHEREAS, the Clty ;:ann:n~ Cumm~ssion d~d hold a public hearing et the City Hall in the City of Anahelm on
May 17, 1971, at '1;00 o'~lock P,M., notice of said public hearing heving been duly given as required by
law and in accordance with the provisions oE the Anaheim Municipal code, Chapter 18.64, to hear and consider evidence
Eor and egair.st seid proposed conditional use end tc~ investigate and meke findinQs and rECOmmendations in connection
therewith; and
WHEREAS, said Commission, aEter due inspection, Investigetion, and study made by itself end in its behalf, and
after due consideration of all evidence wnd reports affered at said hearing, ioes find and determine the following facts:
1, That the proposed use is properly one for which a Conditional Use Permit is au~norized by COde
Section 18.37.020(C-S) to wit: Permit office use in an existing structure.
2. That the petitioner requests waiver of the Anaheim Municipal Code as follows:
SECTIUN 18.37.020(C-S-b) - Code requirer,;ent that an office building be a
minimum of three stories in lieight.
3• That the proposed usc will not adversely ~~ffec:t the adjoining land uses and the g;owth and development o!
the erra in which it is proposed to be located.
4• That the size and shape of the site proposed for the use is adequate to allow the full development uE ttie
pmposed use in a manner not detrimental to the ~articular area nor to the peace, health, safety, and general welfare of
the Citizens of the City of Aneheim.
5~ That the gronting of the Conditional Use Pennit under the conditions imposed, iE any, will not be detrimental
to the peace, health, saEety, and general welEare of the Citizens of the City of Anaheim.
6. That the petitioner stipulated to removal of the gas pamps located on subject
property.
