and eEter due conaideration of ell evldence and repoRe otfered at said heering, does find end determine the following
fecte:
1. That the petitioner requestnvarianceQro~ the Anehelm Municipel Code as followe:
a. SECTION 18.40.050( a) - Parking aree location to the rear of the reaiden-
tial structure required. (Parking in the front
aetback area proposed)
b. SECTION 18.40.050 (a) - Front setback landecavina required. (No front
aetback landscaping proposed)
c. SECTION 18.40.070 (2-a-5-a) - Minimum side setbeck. (10 feet required; 8 and
2.5 feet proposed)
d. SECTION 18.40.070 (3-a) - Maximum buildinQ heiqht. (4 feet and 1.25 feet
permitted; 12 feet proposed)
e. SECTION 18.40.070 (4-d) - Parking aree desiRn standarde. (All parking
etalls to be accesaible; parking proposed with in-
acceseible atalle)
2. That the petitioner proposes to utilize the exieting residences for both living
quarters and real eatate offices.
3. That to grent subject petition woul.d be granting the petitioner a privilege not en-
joyed by other homes located along arterials.
4. That the parking area design would not allow for proper c:rculation and present a
traff.ic hezard elong Beach Boulevard.

5. That there are no exceptional or axtrordinary circumstances or conditions applicable to
i the propertq involved or to the intended use of the property that do not apply generally to the
property or class of use in the same vicinity and zone.
6. That the requeated variance is not necessary for the preservation and enjoyment of a
substantial property right poasessed by other prope:ty in the same vicinitg and zone, and denied
to the property in question.
7. That the requeated variaace will be materially detrimental to the public welfare or
injurioua to the property or improvements in such vicinity and zone in which the property ia
located.
NOW, THEREFORE, HE IT RESOLVED that the Anahcim City Plenning Commission does hereby deny subject
Petition Eor Variance on the besis of the eforementioned findings.
