WHEREAS, the City Planning Commission did hold e public heecing et the City Ha1l in the City of Aneheim on
Juae 12, 1972, at 2:00 o'clock P.M., notice of seid public hearing having been duly given es required by
law and in accordence with the provisions of the Ar.alieim PAunicipal codr„ Chep:er 18.64, to heer and consider evidence
for end egeir.st seid proposed conditionel use and to investigate and meke findings and recommendations in connection
therewith; and
WHEREAS, seid Commission, efter due inspection, investigetion, and study mede by itself end in its behelf, and
after due consideretion of all evidence and reports offered et seid hearing, does Eind and determine the following facts:
1, That the proposed use is properly one Eor whiah a Conditional Use Permit is authorized by Code Section'
i8.64.020(2-c) to wit: e~,tabliah a 61-unit ~natel.
2. That the propoFed use witl not adversely nfEect the edjoining land uses end the growth and development uf
the nrea in ~.vhich if is proposed to be lo~.eted.
3, Thet thc size and shape af the site proposed for the use is adequste to allow the full development oE the
propoced use in a manner not detrimenlei to the perticuler area nor to the peace, health, sefety, acd general welfare oE
fhe Citizens of the City oE Anaheim.
4. Thet the granting oE the Conditional Use Pe:mit under the conditions imposed, if any, will not 6e detrimental
to the peace, henlth, ~afety, and generel welfere of the Citizens oE the City of Anaheim.
5, ThaC the pet•ltioner stipulated that the motel eigning would be in cuTiformence with
the sign ordinance.
6. That the petitioner stipulated that the word "commercial" on r,he submitted plans
was in.error ar.d that it should have read "induetrial".

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Cum~ission does hereby
grent subject Petition fcr Conditiontl Use Permit, upon the following conditione which are
hereby found to be ! neceasary prerequis?te to the proposed use of the subject Qroperty in
order to preserve the safety and general welfare of the Citizens of the City of Anaheim:
(lj That all engineering requirements of the City of Anaheim along State College Boule-
vard and Katella Avenue, including preparation of improvemant plane aad installatian of all
improvemente, auch as curbs and gutters, sidewalks, atreet grading and paving, drainege facil-
ities, or other appurtenant work aha7.1 be complied with as required by the City Engineer and
in accordance with standard plar.e and specifications on file in the office ut the City'Engi-
neer; and that a bor.d in an amount aud form satisfactory to the City ox r.naheim shall b~
posted with the City to guarantee the inetallation of the above mentioned requirements.
(2) That the owner(s) of subject property shall pay to the City of Anaheim the sum of
$2.00 per front foot along ST.ate College IIoulevard and Katella Avenue for street lighting
purposea.
(3) That the owner(s) of subject property shall pay to the City of Anaheim the sum of
15 cents per frant foot along State College Boulevard and Ketella Aoenue Avettae for tree
planting purposes.
(4) That trash storage arees shall be provided in accordence with approved plane on
file with the DirecCor of Pu"~lic-Worke.
(5) That fire hydrants ehall be instelled aa required and determined to be necessary
by the Chief of the Fire Department.
(6) That all air conditioning facilities ahall be properly shielded from view and the
sound buffered from adjacent properties.
(%) That a parcel map to record the approved division of subject property be submitted
to and approved by Che City of Anaheire ~ud then 5e recorded in the ~ffice of the Oraqge '•
County Recorder.
(8) Tt~at subject property shall be served by underground utilities.
(9) That drainage of subject property ahall be diaposed of in a manner thet is setie-
factory to the City ~ngineer.
(10) That suUject property shali t+e developed aubstantially in accurdance with plans
and specifications on file with the City of AiiAheim marked Exhibit Noa. 1, 2, 3, and 4.
(11) That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with prior
to the commencement of the activity authorized under this reaolution or prior to the time
