Thal• the granting of the Conditional will noL• be detrimental to the peace, health, the City of Ar.aheim, 7, ThaC three persons, represelting the appeared in opposition. ~ Use Permit under the conditions imposed, if any, safety, and general wel;are of the Citizens of single family homes sdjacent to subject property, NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hetieby grant in part subject Petition foi Conditional Use Permit, upon tl~e following conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preaerve the safety and general welfare ef the Citizens of the City of Anaheim: (1) That this conditional use permit is granted subject to the completion of Tentative Tract No. 7876. (2) That a final tract map of subject property shall be submitted to and approved by the City Council and then be recorded in the office of the Orange County Recorder. (3) That prior to filing the final tract map, the applicant shall submit to the City At*_orney for approval or denial a complete synopsis of the proposed functioning of the opera- ting corporation, including but not limited to the articlea of incorporation, bylawa, propcsed methods of management, bonding to inaure maintenance of common property and buildings, and auch other information as the City Attorney may deaire to prolect the City, ita citizens, and the purchasers of the project. (4) That the covenants, conditions, and restrictions shali be 3ubmitted to and approved by the City Attorney's office prior to City Council approval of L•he final tract map end, furthe~ that the approved convenanL•s, conditions, and restrictions ahall be recorded concurrently with the final tract map. (5) That trash storage Areas ahall be provided in accordance with approved plans on file with the office of the Director of Public Works. (6) That fire hydrants shall be installed es required and determined to be neceseary by the Chief of the Fire Department. (7) That all air conditioning facilities shall be properly shielded from view. (8) That subject property ehall be served by nnderground utilities. (9) That the ownerx of subject property shall pay to the City of Anaheim the appropriate park and recreation in-lieu fees ae determined Co be appropriate by the CiYy Council, said feea to be paid at the time the building permit is issued. (10) That subject property ahall be 3eveloped subatantially in accordance with plans nnd specificationa on file with the City of Anaheim marked Gxhibi[ Nos. 1 ancl 2, Reviaion No. l, and Exhibit Nos, 3 through 20. (11) That Condition Nos. 2, 3, and 4, above mentioned, shall be complied with prior ta the commencement of the activity authorized under this resolution or prior to the time that the building permit is iesued or within a period of 180 days from date hereof, whichever occurs first, or such further time as the Planning Commiaeion may grant. , (12) Tl~at Condition Nos. 5, 6, 7, 8, and 10, above mentioned, shall be complied with prfor to final building and zoning inspections.
