WHEREAS, ssid Commission, efter due inspection, investiga~ion, end study made by itself and in its be-
helE, end efter due consideration of ell eviden^e end repocts offored at said hearing, does find and determine the
Eollowing fects:
1. Thet the petitioner proposes a reclessificetion of the ebove described property from LheR-A, AGRICITT,TURAL,
~O:in to the M^1, LIGHT TNUUSTRLAL, 'LONE.
2. Thet the propoaed reclassificatioa is not in conformance with Cl~e lar.d u5e desig-
nat•.ion of the General Plan.
3. Thbt the propoar.d reclaesificetion of subject property ia not r.ece~sarq end/or
deeirable for the orderly and propeL• developmenl• ~f the community.
4. That the proposed reclaseification of Rubject property doea not properly rElete
to the zor.eo end their permitl•ed uses locally eatablished in close proximity to subject
properc}• and tu the zone~ and their permitted usee generaliy eatablished throughout the
commur.i ty .
5. That although the petitioner indicates he propoees to utilize the atruc:tares and
land for lighl•er industrial uses, L•he zone change goes with Che land, r.ot the epplicant,
and zoning cheagES become a part of khe land classificstion, all uses permltted in the
t4-1 Zone would 'oe permitted at thie location.
6. That mar.y of Che uses permitL•ed in the.M-1 Zone could be detrimental to the reai-
dential uaes in close proximity to this properey.
7, That although the str.eel• frcm which access would be obtained ie considered er.
arterial highway, it also te the only streeL• available for access to the apartment com-
plexes to th4 west of aubject property and it is genereliy accepted that residential ana
ir.dusCriel traffic are incompetible.
8. Thst the use would establish "spot zoning" ii~ this area since the industrial area
is located north of the ft'eeway anic the freewey hea bee:i eetabliehed as the southerly
boundary of the Northeast InduatriHl Area.
9,That one letter from the property owners of the apartment devalopments L•o the west
was received in opposition,
