nia, described as follows: That portion of the Northwest quarter of the Northwest querter of

Cajon, as shown on a Map recurded in Book 51, page 10 af Miecellaneous Maps, Recorda of

WNEREAS, seid Commission, efter due inspection, investigetion, end study mede by itaelf end in its behalE, end
aEter due considecation oE ell evidence and reporta otfered et seid heering, doea find ar.d determine the following fecta:
1. Thet the petitioner prepoaes a recieasiflcetion o( the ebove described property fcom the R-A, AGRICULTURAL,
ZONE to the R-1, ONE FF+MILY RESIDENTIaL, ZONE.
2, Thet the proposed reclaesifi~atian is in conformance with the Iand use designatione
of tt~e Ce~eral Plan.
3. Thet the proposed reclesslfication of subJect property is necessery end/or desireble tor the orderly end pro-
per development of the community.
4. Thet the pcoposed reclesslflcation oE eubject property doea properly relate to the zones ~ond thelr permitted
uaes locelly established in close proximity to subject property end to the zones end their permitted ue~es generelly eateb-

5. That the propoaed reclassification of subject property requirea the dedication

thet TiUe 1&Zoning oE the Anaheim Municipsl Code }x amended to exdude the above deseribed psoperty fmm the
R-A, F~GRICULTUF'ai., ZONE and to incorporate said described. property into the R-1, ONE FAMILY
RESIDENTIAL, ZONE upon the following conditione which are hereby found to be a necessary
prerequisite to the propoaed use of subject property in order to preserve the safety and
geaeral welfare ef the Citizens of the City of Aneheim.
(1) That a final tract map of subject property shal2 be submitted to and approved by
the City Cour.cil and l•hen Ue recorded in the office of the Orange Cuunty Recorder.
(2) That the vehicclar Eccese righte, except at approved accesa points, to Sea:e
College IIoulevard shall be dedic~ted to Che City of 9neheim.
(3) Thet subiect property eha1T be developed substrntially in accns•dance with plann
end specifications o^ file with the City of 9nsheim marked Exhibit Nos. 1, 2, 3, 4, 5, 6,
7, 8, 9, 10 and 11.
