R. JOSEPH MAAG, 1761 Ladera Vista Drive, Fullerton, California, 92631, Owners; ANACAL
ENGINEERING COMPANY, Post Office Box 3668, Anaheim, California 92803, Agent, of certain
real property situated in the City of Anaheim, County of Orange, State of California, as
described in Exhibit "A" attached hereto and referred to herein as though set forth in

R-A, AGRICULI'URAL ZONE to the R-i, ONE fAMILY RESIDENTIAL, ZONE.
2. That the proposed reclassification is in conformance with the land use designa-
tion of the General Plan.
3. That the proposed ceclesslficetion of subject property is necessery end/or desirebie tor the orderly and pro-
per development of the community.
4. Thet the proposed reclesslEicetion of subject property doea properly celete to tl:e zones and their permItted
uses locally estebliehed in close proximity to subject property and to the zones end their permitted uses generelly esteb-
liehed throughout the community.
5. That the proposed rec!assification of subject property requires the dedication
and improvei~ent of abutting streets in accorda~ce with the Circulation Element of the
General Plar~, due to the anticipated increa~e in tr~`fic which will be generated by the
intensification of land use.
6. That the Commission recommended that the resolution approving Reclassification
No. 67-:~-21 for R-3 zoning on the northerly 13 acres of this prope~r:ty be rescinded by
tne City ~ouncil.

~ NOW, THEREFORE, BE IT SOLVEb thet the Anaheim City P19nni ommission do2s hereby iecommend
to the City Council of the City o~naheim thet aubject Petitlon fot ~ieclas~ca~ion be approved end, by so doing,
that Titlz 18•Zoning oE the Aneheim Munlcipsl Cude be emended to exclude the above desccibed property from the
R-A, AGRICULTURAL ZO~JE and to incorporate said described property into the R-1, OyE
FAMILY RESIDEP;TIAL, ZORt upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed use of subject property in order to preserve the
safety and general welfare of the Citizens of the City of Anaheim.
1. That a final tract map of subject property shall be submitted to and approved by
the City Council and then be retorded in the office of the Orange County Recorder.
2. That final elevations and floor plans for the ~roposed single family d~velling units
shall be submitted to and approved by the City Councii.
3. That the owner;s) of subject property shall pay to the City of Anaheim the appru-
priate Park and ~~ecreation in-lieu fees as determined to be app-opriate by the City
Council, said fees to be paid at the time the building permit is issued.
4. That ordinances reclassifying the property shail be adopted as each parcel is ready
to comply with conditions pertaining to such parcel, provided however, that the word
"parcel" shall mean presently existing pai~cels of rec•ord and any parcel or parcels
approved by the City Council for a lot split.
5. Prior to the introduction of an ordinance rezoning subject property, Condition ties.
1 and '2, above mentioned, shall be completed. The provisions or rights granted by this
resolution shall become null and void by action of the City Council unless said conditions
are complied with within 130 days from ti~e date hereof or such further time as the City
Council may grant.
o. That subject property shall be developed substantially in conformance with Area
Development Plan tJo. 11U, Exhibit "A".
