RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT

WHEREAS, the City Planning Commi~sion did hold a public hearing et the City He11 in the City of Aneheim on
July 1C, 19~2 at~:30 o'clock P.M. notice of said public hearing heving been duly given es required by
law and in accordence with the provisions o£ the Anaheim Municipal Code, Chepter 18.72, to hear and consider evidence
for end against seid pioposed reclessificetion and to investigate end mske f)ndings end recommendetions in cannection
therewith; and
WHEP.EAS, said Commission, aEter due inspection, investigetion, and study mede by itself ar.d in its behelf, end
efter due consideration of all evidence end repods offered et soid hearing, does find and detecmine the fallowing fects:
1. Thet the petitioner proposes a reclessificetion of the ebove described property from the R-A,
AGRICULTURAL ZONE to the R-1,, GNE FAMILY RESIDENTIAL, ZONE.
2. That the proposed reclassification is in conformance with the fand use designa-
tion of th~e General Plan.
3. That the proposed reclassificetlon of subject propecty is necessery and/or desireble for the orderly end pro-
per development of the community.
4. Thet the proposed :eclassification of suhJect property does properly relete to the zones end their permitted
cses locelly established in close pcoximtty to subject property and to the zones end their permitted uses generelly esteb-
liehed throughout the communily.
5, That the proposed reclassification of subject property requires the dedication
an~i improvement of abutting streets in accordance ~.aith the Circulatir~n Element of the
General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use.

thet Title 1&Zoning of the Aneheim Municipel Code be emeaded to a:clude the above described pmp~s~Y fcem the
R-A> AGRICULTURAL ZONE and to incorp~rate said described property into the R-1, OPJE FAMILY
RESIDENTIAL, ZONE upon the following conditions which are hereby found to be a necessary
prerequisite to the prof~ osed use of sub.'1ect property.in order to preserve tF~~ safety and

~, ~~iat a final tract map o~ sug~ect prop~rty s~ial~( ~e submitted to and approved by
the City Council and then be recorded in the office of tne Orange County Recorder.
2. That finai elevation and floor plans for the proposed single family dwelling units
shall be submitted to and approved by the City Council.
3. That the owners of subject property shall pay to the City of Anaheim the appro-
priate park and recreation in-lieu fees as determined to be approprizte by the City
Councii, said fees to be paid at the time the building permit is i~sued.
4. Prior to the introduction of an ordinance rezoning subject property, Condition Nos.
1 and 2, above mentioned, shall be completed, The provisions or rights granted by
this resolution shall become null and void by action of the City Council unless said
conditions are complied with within 180 days froR~ the date hereof, or such further time
as the City Council may grant.
