A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE NO. 2394 HE GRANTED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a veriEied Petition for Verience
from CHEROKEE MOBILE GARDENS, 235 South Beach Boulevard, Anaheim, California 928U4, Owner;
ELIZABETH AND LIGGETT LANCASTER, 235 South Beach Boulevard, Anaheim, Cal?.fornia 92804, Agent
of certain rea2 property situated in the City of Anaheim, County of Orange, State of Californie,
described as That portion of the north half of the aoutheast quarter of the northeast quarter of
Section 14, Township 4 Suuth, Range 11 West, S.B.B. & M.; in the Rancho Los Coyotes, as shown
on a map recorded in Book 51, Page 11 of Misceilaneous Maps, records of Orange County, Califor-
nia, which is located ooutheasterly of that certain strip of land 73 feet in width, described
in deed to Orange County Flood Control District, recorded May 28, 1960, in Book 5258, Page Sn0
of Official. Records. Excepting therefrom the easterly 40 feet lying within Beach Blvd.

WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim
on July 24, 1972, at 2:00 o'clcck P.M., notice of said public hea:ing having been duly given es required
by lew and in accocdence with the provisions oE the Anaheim Municipel Code, Chapter 18.68,to hear and consider
evidence for end egainst seid proposed variance and to investigate and make findings and recommendations in connec-
tion therewith; and
WHEREAS, said Commissinn, efter due inspection, investigetion, and study mede by itself end in its behalf,
end after due consideration of all evidence and reports oEfeced et seid hearing, does find and determine the following
fects:
1. That the petitioner reauests variar.cee f=om the~Anaheim-Municipal Code as follows:
(a) SECTION 18.40.020 - Permitted uses. (Sales, lease, and storage of recreational
vehicles nroposed; sales, lease, and atorage of recreational
vei~lclea net permitted)
(b) SECTION 18.08.140 - Definition of a building. (Permanently located structure
required; mobilehome proposed)
2. That the petitioner stipulated there would be no servicing of the recreational vehicles
proposed for sale, lease, or storage on the property.
3. That the petitioner stipulated that the office would be a moUilehome with wood or
simulated wood siding; and the dense landacaping would be provided ar.ound the office.
4, Thet there ~re exceptional or extraordinery circumstences or conditions applicable to the prooerty invoived
or to the intende~i use cf the propecty that do not apply generally to the property or clas, of use in the same vicinity
and zone.
5. That the requesCed varience is necessery for the pceservation snd enjoyment of a substential property right
possessed by other property in the seme vicinity and zone, and denied to the ptoperty in question.
6. That the requested verience will not bc meterielly detrimentel ta the public welfare or injurious to the pmp-
erty or improvements in such vicinity and zone in which the propetty is loceted.
7. That the Planning Co~nission determined that since the propoaed use would be located in
the general area of a mobilehome park, it would appear appropriate t~ permit a mobilehome being
used for office purposes.

NOW, THEREFORE, BE 1T RESOLVED thet the Aneheim City Plenning Commission does hereby gcent subject
Petition for Variance, upon the followin.g conditions which ere hereby found to be e necessery prerequisite to the pro-
posed use of the subject property in ocder to presecve the sefety end general welfa:e of the Citizens of the Clty of
Anaheim:
(1) That this Variance is granted subject to the completion of Reclassification No.
72_73-9, noW pending,
(2) That subject property shall be deceloped substantially in accordance with plans and
specifications on file with L-he City of Anaheim marked Exhibit No. 1 provided, however, that
a landscape plan indicating the office landscaping, front setback landscaping, dieplay area
landscaping ar.d the storage area screen landacaping be aubmitted to and approved by the Devel-
opment Services Department prior to final building and zoning inspections.
(3) That there be no servicing of recreational vehicles proposed for sale, lease, or
storage on the property as stipulated to by the netitioner.
(4) That the mobilehome office contain wood or aimulated wood siding and that denae land-
scaping be provided around the office as stipulated to by the petitioner.
