A RESOLUTION OF THE CITY PLANNING COMMtSSION OF THE CITY OF ANAHEAS
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF l~NAHEIM 'SHAT
PETITION FOR R~CLASSIFICATION N0. 1~-~~-~ BE DISAPPROVED
WHEREAS, the City Plenning Commission of the City of Anaheim did receive a verified Petition for Re-
classificetion from THOM?,S E. YELLIS, 510 North brookhurat Street, Anaheim, California 92801,
Owner of certain real property si.tuated in the City of Anah~im, County of Or.ange, State of
California, described as Parcel 2 as ahawn on a map filed in book 32 Fage 24 of Parcel
Maps in the offi~e of the county recorder of saia cuunty
; and
WHEREAS, the City Plenning Commiesion did hold e public hearing at the City Hell in the City of Maheim
un Augvst 7, 1972et 2:00 o'clock P.M. notice of seid public hearing heving been duly given as required by
law and in accordance ~vith the provisions of the Maheim Municipel Code, Chapter 18.72, to hear end consider
evidence for and egainst seid proposed reclessificetion end to investigete endmake findings andrecommendetions
in connection thecewith; end
WHEREAS, seid Commission, aEter due inspection, investigetion, and study mede by itself end in its be-
half, and a(ter due consideretion of ell evidence end reports offered at said hearing, does find and determine the
following fects:
1. Thet the petitioner proposes a reclessificetion of the ebove described property from the R-A, AGRICULTURAL,
ZONE to the C-1, GENERAL COMMERC:AL, ZONE.
2. That the proposed reclasaification to C-1 is not in conforniance with the General
Plan designation of inediur~ density reaidential.
3. Thet other development in thie general area has been in conformance with the
General Plan and to approve this reclassification wauld be establishing an intrusion into
this existing multiple family residential orea.
4. That the commercial use of this property would generate higher levels of air and
noise pollution.
5. 'Lhat the proposed :eclasaificati~n of subject property is not neceasary and/or
desirable for the orderly and pro~:er development of the community.
6. That the propoaed reclassification of subjecC property doea not properly relate
to the zones and their permitted uaea locally eatablished in close proximity to subject
praperty and to the zones and their permitted uses generally established throughout the
co~nunity.
7. That ap,proval of aub~ect petition would be establiehing an undesirable precedent
for similar requeats for other vacant parcels in this general area.

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Plenning Commission does heceby recommead
to the City Council of the City oE Anaheim thet subject Petition for Reclassiflcetion be denied on the besis of the
aforementioned Eindings.
