2. That the petitioner proposea to establish a 4-unit, two-story apartment building.

3. That the petitioner had not submitted substantiating evidence of a hardship to
warrant favorable consideration of the requested waivers.
4. That approval of the requested waivers would be grancing a privilege not enjoyed by
other property owners in the area.
5, That the apulicant is proposing to overdevelop the property by placing too many unita
on this relatively small R-3 parcel.
6. That in order to accompliah acceptable development of those properties on th~ east
side of Pearaon Park, land assembly could be accumplished since most lote are eaceptionally
narrow and do not lend themseives to acceptable development without numerous waivers.
7. That there are no exceptional or extraordinary circumstances or conditions applica-
ble to the property involved or to the intended use of the property thst do not apply gener-
ally to the property or class of use in the same vicinity and zone.
S, That the requested variance is not necessary for the preaervation and enjoyment of a
substantial property right possessed by other property in the same vicinity and zone, and
denied to the property in question.
9. That the requested variance will be materially detrimental to the public welfare or
injurious to the property or improvements in such vicinity and zone in. which the property is
luceted.
10. That one person appeared, representing eight peraons preaent in the Council Chamber,
in opposition.
NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plenning Commission does hereby deny subJect
Petition for Veciance on the besis of the afocementioned findings.
