A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT NO. 1333 gE GRAIVTED
WHEREAS, the City Planning Commission of the City of Anaheim did ceceive e verified Petition for Conditional
Use Permirfrom SARA ORR, 428 North lOth Street, Montebello, California 90640, Owner; T. E.
LEWIS, 10900 Dale Street, Stanton, California 90680, Agent of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as The Southerly
12G.84 feet of the Easterly 273.2 feet, maasured from the center line of Palm Street, of
Lot 6 of Orchard Park Tract, as shown on a Mep recorded in Book 6, pa~e 48 of Miscellaneous
Maps, records of Orange County, California
; and
WHEREAS, tl~e City Planning Commission did hold a public hearing et the City Hell in the City of Aneheim on
Auguet 7, 1972, at 2:00 o'clock P.M., notice of said public {~earing having been duly given es required by
law and in acrnrdence with the p ~vtsions of the Anaheim Municipel code, Chepter 18.64, to hear end consider evidence
for and ~gair.st seid proposed conditionel use and tc investigate and meke findings and recommendations in connection
therewith; and
WHEREAS, seid Commission, after due inspection, investigetion, and study mede by itself and in its behalf, end
after due consideration of all evidence and reports ofEered et seid hearing, does fInd end detertnine the tollowing facts:
1, Thet the proposed use is properly one for which e Conditionel Use Pertnit is euthorized by Code
SECTION 18.64.020(2-b) to wit: expand an existing convalescent hoepital..
2. Thet the proposed use will not edversely eEfect the c~djoining land use~ nnd the growth and development oE
the area in which it is proposed to be loceted.
3. Tl~et the size end shepe of the site proposed for the use is edequate to ellow the full development otthe
proposed use in e manrter not detrimental to the pardcular area nor to the peace, health, sefety, end general wel(are of
the Citizens of the City oE Anahcim.
4. Thet the granting of the Conditional Use Pecmit under the conditions imposed, if nny, will not be detrimental
to the prace, hea:th, safety, and general welfare of the Citizens of the City of Anaheim.
5. That the proposal appears to be a logical expansion of the existing convalescent
hospital to the north.

~ NOW, THEREFORE, BE IT RESOLOVED that the Anaheim Ciey Planni~ Co~mniReion does hereby grant
subject Petition for Conditional Use Permit, upon the following canditions which are hereby found
to be a necessary prerequisite to the propose~ use of r~~ ~-•+bject property in order to preserve
the safety and general welfare of the Citizens of the City ~: Anaheim:
(1) That the owner(s) of subject property shall deed Co the City of Anaheim a strip of land
45 feet in width from the centerline of the street along Harbor Boulevard for street widening pur-
posea.
(2) That all ensineering require~ents of the City of Anaheian along Aarbor Boulevard inclnding
preparation of improvement plans and installation of all improvements, such as curbs and gutters,
sidewalks, etreet grading and paving, drainage facilitiea or other appurtenant work shall be com-
plied with as required Uy the City Engineer and in accordance with standard plans and specification
on file in the office of the City Engineer; that street li~hting facilities along Harbor Boulevard
shall be inetalled as required by the Director of Public Utilities and in accordance with standard
plana and specifications an file in thc office of the DfrecCOr of Public Utilitiee; and that a bond
in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarbnte
the installation cf the above mentioned requirements.
(3) That the owner(s) of subject property sha31 pay to tt~e City of Anaheim the aum of 15 cent
per front foot along Harbor Boulevard for tree plaating purposes.
(4) That trash storage areas shall be provided in accordance with upproved plans on file with
the office of the Director of Public Works.
(5) That fire hydrants ahall be installed ae required and determined to be necessary by the
Chie£ of the Fire Department,
(6) That all air conditioning facilities shall be properly shielded from view, and the sound
buffered from adjacent properties.
(7) That subject praperty ahall be served bq underground utilities.
(8) That the sidewalks and driveways shall be installed along Harbor Boulevard as required by
the City Engineer end in accordance with standard plans nnd specifications on file in the office of
the City Engineer.
(S) That subje~t property shall be developed substantially in conformance with plans and
specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2, 3, 4, 5, 6 and 7.
(10) That Condition Nos, 1, 2 and 3, above mentioned, shall be complied with prior to the
commencement of the activity authorized under this reaolution or prior ta the time that the build-
ing permit is issued or within a period of 180 days from date hereof, tahichever occurs first, or
such further time as the Planning Cor~misaion may grant.
(11) That Condition Nos. 4, 5, 6, 7, 8 and 9, above mentioned, ahall be complieu with prior
to final building and zoning inspections.
(12) That this Conditional Use Permit is granted aubject to the completion of Reclasaification
No. 65-66-63, now pending.
