A RESOLUTION OF THE C1TY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENRING TO TH~ CITY COUNCIL OF THE CIT'Y OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. ~2-~3-15- gE APPROVED
WHEREAS, the City Planning Commission of the City of Aneheim did recelve e verified Petition for Reclassifice-
tionfrom STATE DIVISION OP HIGHWAYS, !20 South Spring Street, 7.os Angeles, California 90012,
Owner; AMERICAN NaTIONAL HOUSING CORPORATION, 9092 Talbert Avenue, Fountain Valley, Califor-
nia 92708, Agent of certain real property situated in the City of Anaheim, County of Orange,
State of California, as described in Exhibit "A" attached hereto an3 referred to herein as
though set forth in full

WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Aneheim on
August 7, 1972, at 2:00 o'clock P.M. notice of said public hearing having been duly given as required by
law and in eccordence with the provisions oEthe Aneheim Municipel Code, Chapter 18.72, to hear and consider evidence
for end ageinst seid proposed reclassification end to investigate and meke findings and cecommendations in cnnnection
therewith; and
WHEREAS, seid Commission, efter due inspection, investigation, and study mede by itself and in its behalf, end
efter due consideration oE ell evidence and reports offered at said hearing, does find and determine the following fectc:
1. Thet the petitioner proposes a reclassiEication oE tha above described propecty from the R-A, AGRTCULTURAL,
ZONE on Parcel Z and COUNTY A2, AGRICULTURAL DISTRICT on Parcel 2 to the City of Anaheim
RS-5000, 6NE FAMILY,ZONE.
2. That the proposed reclassification is in conformance with the General Plan land use
designation of low•~medium density residential.
3. That the proposed reclassificati.on is a logical extenaion of the existing R-2-5000
Zoning to the west,
4.. Thel the pcoposed reclassificetion oE subject property is necessary and/or desireble tor the orderly and pro-
per development of the community.
5. Thet the pcoposed ceclassifi:ation of subject property does properly celete to the zones end their permitted
uses locally esteblished in close proximity to subject property and to the zones end their permitted uses generelly esteb-
lished throughout the community.
6. That the proposed reclasaification of aubject property requires the dedication and
improvement of abutting streets in accordance with the Circalation Element of Che General
Plan due to the anticipated increase in traffic which will be generated by the intensifica-
tion of land use.

NOW, THEiEEFORE, BE IT f2ESOLVED that the Aneheim City Plannin~Commission does he:eby recommend
to the City Covncil of the City of Anaheim thet subf ect Petition for Reclassification be epproved and, by so doing,
that Title 18-Zoning of the Anaheim Municipel Code be emrnded to ~xclude the above deacrlbed property Erom the
R-A, AGRICULTURA?., 20NE on Parcel 1 and COUNTY A1, AGRICULTURAL DISTRICT en Parcel 2 and to
incnrporate said 3escribed property into the City of Anaheim RS-5000, ONE FAMILY, ZONE
upon the following conditi.ons which are hereby found to be a necessa-y prerequisite to the
proposed use of subject property in ordi:r to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
(1) That a final tract map of subject property shall be submitted to and approved by
the City Council and then be recorded in the oifice of the Orange County Recorder.
(2) That the owner(s) of subject property shall pay to the City of Anaheim the appro-
priate Park and Recreation in-lieu fees as determined to be appropriate by the City Council,
said fees to be paid at the time the building permit is iesued.
(3) That these reclassification proceedings are granted subject to completion of
annexation of subject property to the City of Anaheim.
(4) Prior to the introduction of an ordinance rezoning subject nroperty, Condition
No. 1, above mentioned, shall be compleLed. The provisions or rights grsnted by this reso-
lation shall become null and void by action of the City Council unless said conditions are
complied with within 180 days from the date hereof or such further time as the City Council
may grant,
