real property situated in the City of Anaheim, County of Orange, State of California, des-
cribed as The East 190 feet of the South 140 feet, measured along the South line of said
Section, of the Southeast quarter of the Southeast quarter of Section 7, Township 4 Suuth,
Range 10 West, in the Rancho Loe Coyotes, as ahown on a map recorded in Book 51, page 10
csf Miacellaneous Maps, ~ecords of Orange County, California. Excepting therefrom that
portion conveyed to the State of California by deed recorded December 14, 1955 in Book

WHEREAS, the Ci!y Planning Commission did hold e public heering at the City Hell in the City of Anaheim
on August 21, 1972, at Z:00 o'clock P.M., notice of seid public hearing having been duly given
as requiced by lew nnd in uccordence with the provisions of the Aeaheim Municipal code, Chepter 18.6$ to hear
and consider evidence for end egeinst said proposed conditionel use and to investigate and meka findings and
recommendetions in connection therewith; and
R'HEREAS, said Commission, efter due inspection, investigation, end study mede by itself and in its be-
halE, end eftee due considecation oE nil evidence and reports ofEered et said hearing, does find and determine the
following fects:
1. That the petitioner requests variances from the Anaheim Municipal
Code as follows:
a. SECTION 18.62.090(B-1) - Minimum distance between free-standing_
signs. (300 feet required; 52 feet
proposed)
b. SECTION 18.62.090(B-1) - Maximum number of free-standing signs.
- (3 proposed; 1 permitted;
c. SIECTION 18.62.090(B-2) - Minimum sign height.
(8 feet required; 6~j feet proposed)
2. That signittg as proposed is far in excess of signing permitted within
the Sign Ordinance, and to grant subject petition would be esta~lish-
ing an undesirable precedent wherein every other service station in
Anaheim could request similar signing.
3. That the Planning Commission earlier in 1972 had denied a similar
request with a finding that a~proval would establish a precedent
for mass signing of other service stations throu~huut the city, and
no changes have occurred to warrant favorable consideration of this
petition.
4. That the petitioner is proposing to isicrease the number of signs on
these service station sites from four to eight times that permitted
by ~ode, thereby automatically granting the petitioner a privilege
not enjoyed by other commercial and industrial developments through-
out the city.

5. Th:tt there are no exceptional or extraordinary circumstances or
conditions applicable to the property involved or to the intended
use of the property that do not apply generally to the property or
class of use in the same vicinity and zone.
6. That the requested variance is not necessary for the preservation
and enjoyment of a substantial property richt possessed by othar
propert;~ in the same vicinity and zone and denied to *.he property
in question.
7. That the requested variance will be materially detrimental to the
public welfare or injurious to the property ~r improvements in such
vicinity and zone in which the property is located.
