in the City of Anaheim, County of Orange, State of California, described as PARCEL 1:
The Southerly 75.00 feet of Lot 13 and the Southerly 75.00 feet of the Easterly 20.00 feet
of Lot 14 in Block C of the Lorelei Tract as per map recorded in book 29, page 24, Miscel-

on August 21, 1972, at 2:00 o'clock P.M., notice of said public heerin~; having bPen duly given
as requiced by law and in eccordance with the provisions of the Aneheim Municipal cod~:, Chepter 18.6$ to hear
and consider evidence for and against seid proposed conditionel use end to investigete and meke findings and
cecammendations in connection therewith; end
WHEREAS, said Commission, after due inspection, investigetion, and study made by itself and in it:; be-
half, and efter due consideration oE all evidence end reports offered at seid hearing, does find end determine the
following Eocts:
1. That the petitioner regueata variances from the Anaheim Municipal Code as
follows:
(a) SECTION 18.40.070(2-a-1) - Minimwn buildin~ setback adiacent to an
arterial highway. (10 feet required;

fication to the C-1 Zone, the requested waivers would not be applir_able and development
as proposed could not be accomt,lislied within the confines of the existing zoning on the
property.
4. That there are no ex~eptional nor extraordinary circumstanceg nor conditiona
applicable to the property involved or to the i.ntended use of the property that do not
apply generally to the property or class of use in the same vici~ity and zone.
5. That the requested variance is not necessary for the preservation and enjoyment
of a aubstantial pr~perty righL posseased by other property in tne same vicinity and zone,
and deni.Qd to the property in question.
